Renting or Buying Property in Valencia?

After receiving a few enquiries about whether it’s better to rent or buy a property in Valencia I thought it time to put together a post comparing the two options in terms of costs and what your “get out position” is at the end. Obviously there are other considerations apart from monetary costs but we will focus here on the costs and then look at those other considerations at the end.

We are going to go with a similar property in both cases and look at five, ten and twenty year horizons. For the numbers we are going to use an example from last week where the client took on a mortgage at a fixed rate over 20 years.

Which Property Would I Buy?

I was asked the question which of the properties on the site would you buy if you were moving at the moment? For me there is no competition and I will tell you where and why in a moment but first let’s look at why people buy property.

Everyone has a different motivation for buying a property in Spain or anywhere else for that matter. Mine are as follows. I have three kids one of whom is away at University but the other two are small and want outside space if at all possible. I need 4 bedrooms therefore but also I need an office space, living room and decent sized kitchen because I spend a lot of time there. I am not too bothered about off road parking and I would prefer to have outside space and a pool but without the hassles of looking after it.

Currently bank lending is difficult. This was driven home to me this week on taking some Spanish clients to see a house in Cheste, you can see the house at the link video included. They love it. Pool Time At Your House For Sale in Spain

There comes a time of the year when it is the right time to venture into the pool. This first excursion is always fraught with apprehension because your body will not be used to the temperature in the water and the pool will not have heated itself to the required levels to avoid the initial shock at least. However, it is a must do because when living in Spain, if you have a pool then you must use it, why else would you have it?
