10 Mad Reasons For Not Buying A Property In Spain
Over the years we have had a load of excuses for not buying a Spanish Property. Some of them are fair enough, some of them are rather strange and some of them are on the cusp of a deranged mind working overtime. I really don’t mind if somebody doesn’t want to buy a property, as long as they are honest. After all I try to be honest in the descriptions, my opinions and the properties we offer. But please don’t BS me. So here in no particular order are the top ten mad reasons for not going through with a purchase of a Spanish Property. Over the years we have heard all of them and no doubt we will hear more of them in time.
What Illegalities To Look Out For When Buying Your Spanish Property
When you are looking for a Spanish Property and it is a house as opposed to an apartment (Although we do have an example of a potentially illegal apartment, see number 5), there are certain things you need to bear in mind. Obviously your lawyer will look to see whether the property is illegal but you can save yourself some money by not even suggesting an obviously illegal property to your lawyer to look at.
What Property Would I Buy In Spain?
I am often asked by clients what type of property i would buy. Well the answer is very simple really, the one I live in!. However that is because it suits my lifestyle.

Good Preparation And Buying Property In Spain
A really difficult client arrived last week in Valencia to look at property. Now I don’t want you to get the impression I am complaining here because I mean difficult in a good way. How I hear you ask? Well, the client was ultra prepared for their visit and so therefore knew a lot more than the average client about Valencia and the process of buying properties. This created a small problem, the lack of small talk in the car :-).

I really hate writing articles when an open goal is presented and it is like shooting fish in a barrel but the French government has just presented Spain with a historic opportunity.
What’s happened?
Well the Spanish government has started to try and encourage foreign investment by two measures:
Firstly, as a foreigner, if you buy a property this year then they have cut any potential capital gains tax in half. Secondly, and this one is under consideration at the moment, if you buy a property for more than 250,000 euros then you may well be granted automatic residency (a nod to the far East buyers and eastern Europe perhaps) Couple this with the prices having fallen by around 40% from peak and there is a great opportunity to pick up some excellent bargain property in Spain.
Why A Spanish Property Sells Quickly
Last week I had a situation that even surprised me. I try to get Valencia Property and properties in Spain that are extremely salable. Sometimes this means that the speed of the movement in the market can surprise even the quickest of clients.
On Sunday last week I went to take pictures of a property in Valencia. It was an apartment in Valencia that was large, with good views at a very decent price. The owner had placed it at 125000 Euros for an apartment with lift half way between the beach and the city centre in a nice area. (You can see it here) Now as you can see it is nothing to write home about in the aesthetic sense but it does the job and per square metre the price is good.

There are a lot of unsold houses for sale in Spain. You would think that the government would be trying to encourage sales to foreigners in every way they can in order to buy this surplus and maintain investment in Spain at higher levels than would otherwise be the case.
You would be wrong.
Spain has just introduced a change to the way that people apply for and get the NIE tax numbers which directly affects all foreigners coming into the country, wanting to invest here in the majority of cases.

For many years the way to make a quick buck in Spain was to become and estate agent. So many people started in the estate agency business using a mobile phone, a diary and little else that at one stage there was 1 agent for every 200 people in Madrid for example. Remember that is 200 people not buyers. It includes babies, people in nursing homes, extended families etc… This was never sustainable of course when the crash came.
My particular experience of this is that around 13 or 14 of my ex clients became estate agents after purchasing through my company. Only one remains!

90% Finance And Pay Nothing For 3 Years
Does that sound like a deal that may interest you? I have access to all of the properties available from one of the banks here in Valencia and that is the deal. The prices are set and the bank will finance up to 90% both to residents and non residents as long as the client appears to be a good one. You have to find 10% deposit and the costs only. Then you do not pay any mortgage at all for three years. Does it seem to good to be true?
Is 90% Sure Enough or What?
