Some time ago I wrote about why perceptions of the Spanish property market as being in trouble uniformally were totally wrong. I contested that this viewpoint failed to take into account the issues around location and demand.
I continue to hold this view and now it is being demonstrated more prevalent among other commentators on the Spanish property market.
Sometimes I am shocked, stunned and dismayed by the lack of knowledge displayed by some owners of properties. The owner of this one shall remain nameless. See if you can guess by a few clues in this post which property I am talking about.
Just before the Liverpool match tonight I got a phone call from a property seller. She said that she wanted to change the price on her property. OK I said, “how much do you want to reduce it by?”.

Spain changed the residency system a couple of years ago. Previously you got a nice little card which fit in your wallet or purse and you could just flash it in shops or when in official situations. Now though you are given an A4 piece of paper that you are not supposed to fold or laminate and you are supposed to carry round your passport at all times too, right like that is going to happen
In the immortal words of Joe Gormley, ex Union Leader in the strife ridden UK of the 1970’s 😉 you should always be ready to negotiate when you are thinking of buying a house for sale in Spain. (He didn’t actually mention houses for sale in Spain but you get what I mean) Prices are generally flexible on most properties but remember that sometimes you have to do that negotiation with a bank because the owner owes as much as they are asking for the property. Even, and possibly especially, bank repossessions are negotiable because the banks have been told by the Spanish central bank to get rid of some of their outstanding stock.

About seven years ago we sold a property to a client for around 200k Euros. The property has 8000m2 of land and has two houses and is situated near to Lliria.
Last week I noticed it was for sale through another agent at 199k. I got in touch and found that it had been reduced from 260k recently and was considered to be a great bargain now as it lies just twenty minutes from Valencia and relatively near to town

Some clients came over a couple of weeks ago and they have bought a property in Spain that is perfect for them and should suit their purposes down to a T. After my blog post recently advising a client not to buy a property in Spain it was a relief to know that the clients in this case are not living in cloud cuckoo land and know exactly what they wanted out of their property for sale in Spain. I decided to make a video today based on the fact that I had some downtime while clients did some measuring of a place. Simply put one of the decisions to be made when coming to Spain is the “Do I want peace and tranquility or am I coming to Spain to actually do more?”
I thought I would give you a feeling of a quiet Sunday morning here in Valencia. I have come along to the Urbe exhibition in the Feria to see what offers are on this morning. The facts are rather shocking. Urbe Desarrollo is the big real estate fair for the Mediterranean and it happens in November. I have blogged from there for the last three years about how it is going to the dogs.
I have just given up €5000 more or less. How? Well I advised someone not only against buying a property I have on my books but against moving to this area to live. Can I look myself in the eye in the mirror tomorrow and possibly more importantly can I look at my bank account tomorrow without blanching?
As a follow up to my story on here a few days ago about why I sometimes despair of sellers of Spanish property I thought today it was time to tell the story of the Spanish banks too..
Now Spanish banks had a very easy time in the decade leading up to the property crash and because of this they maybe got a bit too confident in their own power.
We have a great property on the Valencia Property site which is getting lots of attention and has a list of potential buyers coming over to see it. However now they probably will not be able to go and see it because of the avarice of the owners. Have a look at the video below to see it.
