Missed Opportunities and Good Buys

Sometimes a property just doesn't sell quickly for whatever reason. At times we expect something to move quickly and it doesn't and then we get that question that everyone asks about every property which makes no sense but it still gets asked: "How long has that property been on the market?" It's a strange question because if you like the property and are potentially thinking of buying it then it doesn't matter (Except for if you think this will make a difference to the offer you can make and get away with). Today therefore on the blog we thought it time to look at some properties that have been for sale for a time but for whatever reason haven't yet sold but are great opportunities for whatever reason.

Goodbye New World. Here's to a New Beginning

I'm writing this a few hours after the USA woke up after THAT debate with a small deluge of mails telling us that the decision is now made and that move which people have been waiting on is being brought forward by a few months and they want to get into Spain and Valencia now. When your choice of "leader" is between a pussy grabbing, porn star humping, tax avoiding convicted felon and your ex-favourite grandpa who might have been doing a decent job but can't string a single sentence together that starts and finishes with the same subject matter then it might just be that your democracy is in a bit of trouble.

Valencia Property Summer 2024

Every year we get to the summer and the same thing happens, we close and people ask why. We have written on these pages about why you can't see properties at the weekend and we have mentioned what happens in the summer at length in the past. Today though it's time to let you know what happens in August and why we are mostly closed in the middle of summer. Of course we are not totally closed, a couple of us will be around dealing with things that come up, doing the background work on sales that will be signed in September etc.. and while we are away the company still runs remotely, I myself run the company from a laptop and can do a lot of that work from anywhere, but Spain and Valencia mostly close in August and here's why.

You Can't Just Move Here. You Need A Plan

I've probably been spending too much time on Facebook recently answering people's queries in groups about moving to Spain and this has led me to the following conclusion... I really need to write about moving to Spain... especially for Brits (But also non EU in general). Why has this happened? Well, Brits still seem to be under the impression that they can just up sticks and move to Spain. You used to be able to do this of course then a certain little thing called Brexit happened and things got complicated, to use Facebook's own relationship status update.

Is it Really Time For Part Two of Our Big Boom Article?

Has it really been a week since the last article about the question in the title? Is it really time for part two of our big boom article already? Well, yes it is. So last week we posted the following statements about the Valencia and Spanish Property market. We talked about a lot of them last week. This week we talk about the rest. Just in case you didn't see it you can see the original article here.

Is it Really Time For the Big Boom?

Last week on the blog we promised to look at what will happen over the next couple of years in the Valencia property market according to "experts" in this area. Since then I have been asking questions, looking at recent articles from said "experts" and taking stock of what we are seeing at the moment to come up with a finger in the air and see which way the wind is blowing prediction for the property market in Valencia and Spain for the next couple of years or so.

How To Keep Cool in the Spanish Summer

Spain gets hot in the summer, no sh*t Sherlock, and thanks to our worldwide proclivity for burning fossil fuels willy-nilly not only is it geting hotter in the summer but those summers are lasting longer. Last week for example the temperatures hit 36 degrees in Seville and Cordoba whilst Valencia was at a nice and comfortable 24 degrees (It's now around 30 so we know it's coming). So today we are looking at how to keep cool in and around Valencia in the Spanish summer. What you can do in Seville, Cordoba, Murcia and Extremadura? I haven't got a clue but maybe as many as possible of the following at the same time.

Which Type of Client Are You?

Which Type of Client Are You?

Here at Valencia Property we love working with our clients. We generally get really nice people to work with who we click with and we work very well together. This is probably because there is a natural filter on the website in the descriptions of the properties and the tone of both the descriptions and the blogs, irreverant, tongue in cheek, cheeky and light. It's not for us to be the suited and booted agents you find elsewhere dry and without any defined personality. Some people may prefer that and as a result we might not see them as they won't get in touch with an agent that describes a house to the tune of a Mariah Carey song, one that is described as An Ecumenical Matter or one that talks about my semi-obsession with Baileys.

The End of Spain's Golden Visa Announced

It has been announced that Spain's Golden Visa programme is to be ended, at least the part about it being obtainable by buying property worth over 500k. More details will follow but it's something we have been warning about for some time now and telling people to get their skates on if they wanted it.

How To Meet People in Valencia

How To Meet People in Valencia

We often get asked by people about how you can get to know people in a new city after moving here. We get asked this by all ages and by people in different relationships and also by those coming here alone. In fact it was one of the questions asked last week in our Q+A too by quite a lot of people. So it was a nice surprise when I got a request for a guest post on the site by Tom Norman who has set up a meetup group in Valencia for introverts*. As a natural introvert myself who often feels overwhelmed in group settings it felt a natural fit for the blog. So here we are. Take it away Tom.

The Ten Most Common Questions About Valencia Property

We take a lot of people out to see Valencia Property and when we do we field a host of questions from the most obvious "Where are we now?" to the left field questions such as "Why has that cat not got a collar?" Now we can always answer the first but the cat question... When you are looking at property with us you will also have questions and some of them will be left field but they are all usually valid questions when you don't know a place too well. However, if you have that question then it's almost certain that somebody else has asked us the question beforehand and also the answer will interest other people. Therefore today we are looking at the most common questions people ask. We will put the answers in here too so that when you visit you don't have to ask these questions and we can concentrate more on more granular issues such as speculating on the cat's collar.

Your Valencia Questions Answered

Your Valencia Questions Answered

Last Friday we had a Whatsapp Q+A where we answered questions for everyone on our Whatsapp list. Our whatsapp list is where we send out notifications of new listings, price drops, blog posts, podcasts and more so that people can keep up to date with the market here in Valencia. If you want to join the list just let us know, you can find out how at the end. The Q+A was going really well until I used the word "Bribery" as a joke answer to a question. At that point things got a lot quieter and I found out later that people had stopped receiving the messages after that point. I am working on the assumption that Whatsapp throttled our messages after this point because every time I sent a message over 200 people received it.

Can You Make Offers and Have Them Accepted?

Is it possible to have offers accepted on property in Valencia? It's a question we get asked often and it's a statement "You can get offers accepted easily in Valencia" that people with too much confidence in their own opinions make consistently on Facebook. However as anyone with a little bit of common sense knows making offers and having them accepted involves a degree of knowledge about the property market, the owner's situation and a whole lot of intangibles, some of which we will talk about in this article.

Why You Might Not Want To Buy That First Floor Flat (And Why You Might)

Why You Might Not Want To Buy That First Floor Flat (And Why You Might)

Before we really get into the meat of this article let's start with a big caveat, this is not true of all first floor flats just the majority. And let's also start with a clarification for our North American readers, first floor is not ground floor. First floor is the first one you see when you look up. And finally before beginning, some first floor flats are absolutely excellent, it all depends on the design of the building. Most buildings are not designed to have a great first floor flat but some lend themselves to excellent first floor flats especially more modern buildings.

Top Ten Tips For Americans Moving to Spain

Top Ten Tips For Americans Moving to Spain

Year on year we get more American clients coming to Valencia (We get a lot of Canadians too). The system for buying a property in the States and Canada is very different to Spain so expectations have to be managed before and during a property search. Not only about the process of buying a property though, also about money transfers, where to find information, who and what to trust online and a whole lot more. As a result we find ourselves explaining the same things over and over so thought it was time to put these things into a post which we can refer people to right from the start. Some of these things are important for everyone coming to live in Spain though, especially the first point, so it's worth a read for everyone. Oh and there are eleven not ten... and a bonus ball extra for all of you Facebook fans out there.

Valencia Property Services 2023-2024

We have been working in so many ways with clients over the last few years and have written previously about all of the services that we offer but we think that a lot of things are getting lost as there is just so much information on our blog and main page that we thought it was time to bring it all together in one post. A quarter of a century of experience in the Valencia Property market is difficult to distil down into a single blog post and service offers but we have tried here to make the best use of our time and also to give the best service possible to our clients.

The Number One Realtor in Valencia For Americans

As mentioned in last week's blog the latest figures for purchases of property in Valencia show that there an increasing number of Americans buying in and around the city. In fact last year the increase in Americans buying in Valencia was over 50% compared with previous years. Here at Valencia Property we have been working with American clients for over a decade now (We didn't refuse beforehand it's just that they hadn't discovered Valencia yet!). Our working model is that of the American Realtor and there's a reason for that. We'll get into that later. Today though we are going to talk about why we are in the privileged position of being the number one realtor in Valencia for Americans, how we work, what we do and how you can work with us (whether you are American or not).

Spain Is Different Remember

Spain Is Different Remember

I don't know whether you were around in the sixties, I myself was a late entrant into the decade so can't remember that much about it. There is one thing that stands out about Spain from that time when Franco was still around polluting the country with his Catholic Fetish based Fascism and that is the opening up of the country through the country's tourism minister Manual Fraga and the most inspired advertising slogan ever, "Spain is Different". I remember this slogan still being around when I first got interested in Spain in the 80s it was so successful.
