Usually our blog posts are directed at buyers because that in the end is who we at Valencia Property are working for to find the best offers and what suits the client exactly. Today though a quick post for sellers and what they can expect to pay on sale. ThereContinue reading
Sold, sold, sold, sold, sold, sold and a long etcetera.
I go away for a week and a half and all hell breaks loose. If anyone thinks that the Spanish property market is dead then they should have been in Valencia last week. I wasn’t.
This week I have been searching out different properties from banks and also talking to some owners of houses already on the Valencia Property site. An owner of a house in Villamarchante has told us that they will consider any offers on the property below. The original price of this property was 285000 Euros back in the day. It is a nicely put together house in Villamarchante with four bedrooms, two reception rooms, open plan kitchen and two large terraces, one covered and one open on a 720m2 plot. There is a pool and storeroom as well as an outside kitchen and all just a couple of kilometres outside the town of Villamarchante.
In the last few weeks quite a few sellers have dropped the prices of their properties because they need to sell or because they want to move onto another property themselves. You can see some of the examples below with the price drops. The question is though, do price drops on Spanish Property make a difference to the demand?
The obvious answer is of course they do. In all of the cases below we have had enquiries about the properties as a result of the price drops. However, where do those enquiries come from?
The military operation that was Monday came off quite well. This is what happens when there is a signing. The organization required depends on many factors of course; Easyjet arriving on time, the banks having all of the cheques ready and, in this case, making sure that people do not get locked in their toilets, cars starting up and working properly, everybody turning up at the Notary at the right time and having the right paperwork in place, the lawyer having done his or her job and so many other little things to arrange.
We have a client who wants to sell his property in Serra because he has his eye on a place in the UK and doesn’t want to lose it. Therefore he has come up with a novel idea for selling his property in Serra, novel for this area of Spain anyway. He is placing a minimum price on the property and inviting offers on it. The best offer taken by the 17th of October will get the property, as long as the buyer is able to complete very quickly after that date ie nobody who needs to sell their place beforehand or who is saying “if” I get a mortgage.
In the last blog post I talked about why you probably don’t want to buy a repossessed home through a bank in Spain. This is true for about 95% of that type of stock but every now and again some interesting ones come up. This is because you need to understand the different types of property that the banks have on their books and how they came to have them.
This morning I am taking a client to see some property in Valencia. I got an email and call yesterday and have managed to arrange to see five places this morning, not as easy as it sounds in August believe me. So my question for today is which of the following would you choose to buy if you were in the market for Valencia Property?
One of the standard and enduring images of Spain is the little white house in Andalucia with views over the rooftops. It is a pleasant image and one that has attracted hundreds and thousands of people to Spain. There are other options rather than Andalucia though as evidenced by this property in Olocau. Simply put a lot of house for your money and great views over the rooftops.
I sent this mail about bargain properties for sale in Valencia out to my mailing list earlier in the week, they get first look at things that come up, and now here they are for you too. A couple of visits have been arranged through this mail already so be quick and arranged your visit if any of these properties are the type you are looking for.
I was out today showing clients around a selection of houses that will suit anyone wanting to set up either a rental business or a place for putting on conferences, retreats or anything of that sort. Have a look at the photos and then get yourself over to http://www.valencia-property.com and have a longer peruse around.
After the great reaction to my posts on Spanish Tweeters I thought it was time to put up another 10 for you to look at and follow. This is the fourth in the series on Spanish Twitter users just look back through the previous pages or do a search for Twitter through the search box above to the right to find the others. Meanwhile all of those previously featured have found excellent new contacts so try doing the same with these.
The oceanografic at the City of Arts and Sciences is the crowning jewel in this fantastic project so have a quick look at what it, and the Aqua shopping centre opposite can offer you.
Lovely house for sale in Spain given extra attractiveness by the lowering of the price. A true bargain now living in the Valencian wine and orange growing areas for a great price.
There comes a time of the year when it is the right time to venture into the pool. This first excursion is always fraught with apprehension because your body will not be used to the temperature in the water and the pool will not have heated itself to the required levels to avoid the initial shock at least. However, it is a must do because when living in Spain, if you have a pool then you must use it, why else would you have it?
In no particular order of relevance and also without any criteria for following one more than another here are 10 people who Twitter and Blog from Spain who you should follow if you have a Twitter account and you are interested in the country.
