After a week that saw the highest temperature ever recorded in Valencia (almost 45C!), it may seem a little inappropriate to offer this very bright south-facing flat, but it won't be long before autumn is here and we all love Valencia's sunshine again.

Don't be put off by the photos, it is much brighter and more spacious than it looks. It's in good condition and no immediate renovation is needed, although there is potential to pull the kitchen and living room together, and while you're at it, the two smaller bedrooms could be turned into one large one. There is a reasonably large balcony to enjoy the winter sun, all rooms except the bathroom are on the outside of the property and get direct sun most of the day, and yes, there is air conditioning!

The location is also fantastic. This is a part of town often underestimated by house hunters. Non-Valencians at least, locals love this area. It is a 10-minute walk from the riverbed, so the city centre is only a few minutes away on the other side of the Turia. The tram that runs through to the beach passes right by, and it connects to the metro to the airport after a few stops.

This flat is currently rented out, but the tenants are leaving in a few weeks (September), so we are giving you this tip now, a few weeks in advance, so you have time to get yourself ready to come here and check it out. At this price, it won't be on sale for long.
