Happy New Year from Valencia Property. 2026 is here and the blog is back after a week off for the holidays. The truth is it's still holiday time in Valencia and Spain as the Kings arrive today which is when the Spanish traditionally get Xmas presents and tomorrow is Epiphany which is the last day we can really justify saying it's holiday for a while (Not too long to wait though) As a New Year has arrived we thought that it was time to reaffirm the reasons why you might want to move your life to Valencia this year. Things can get lost in the constant day to day hellscape that is "The News" and that idiot (And as usual you don't need me to tell you who "That Idiot" is) So it's good to have a goal of moving to somewhere a bit sunnier, with a bit more space and most importantly a place where just a little more sanity prevails.
A Look Back and a Look Forward
Welcome to the last main blog post of the year. Next week there may be a post but as we are on holiday there may not be. Today we are going to look back on the last year in Valencia Property and look forward to what you can expect in Valencia's housing market in 2026. We are not going to say these are predictions for 2026 exactly but this is what we are seeing looking at the current situation and what has happened in 2025. So let's go.
Valencia Property Market 2025: Understanding Spain's Post-Covid Reality
It was around this date in 2019 that news stories started filtering through showing weird happenings in Wuhan. People in apartments that were being bricked up to stop them leaving, hazmat suits, corridors of hospitals overflowing with people struggling to breath and more. It was the start of the Covid pandemic and it changed... well... everything. Today we are going to look at what happened here in Valencia. What Covid meant for the property market, society and in other ways. Because if you're looking at living in or buying or renting in Valencia, or anywhere in Spain and possibly everywhere worldwide, the market you're stepping into today looks very different from the one that existed in early 2020. Not just different in prices (though yes, those have gone up), but fundamentally different in how people buy, what they're looking for, and how the whole process works.
Understanding Differences. Valencia vs Alicante
Sometimes we get enquiries from people who know they want to live in Valencia and then tell us they are looking at Alicante too. It's an obvious mistake to make as Alicante is a part of the Valencian community but is not Valencia… it's Alicante. Equally this is true to the North of Valencia with Castellón, it's a part of the Valencian Community too but it's also a province in its own right. The thing that most people don't get is that if you haven't made that decision beforehand then you haven't done much research because you are comparing chalk with cheese when you compare Valencia and Alicante in general or indeed Valencia and Castellón.
Spain and Affordability
Things don't cost what they used to. Spain isn't cheap any more. Both true but both are wrong too. Welcome to another blog post where we spend our time convincing you to come to Spain, and more particularly Valencia, to live. Over the last few weeks the talking point of affordability has become the latest political football the world over. As usual the Orange Sh*tgibbon is lying through his teeth about costs in the USA, black is white, north is south, Eurasia have always been our friends etc (Yes, that's an Orwell reference because we are at that point now) However, when we do it we do it through a more open and inclusive point of view. It's called truth and maybe the Felon-in-Chief might like to try that once in a while.

I've probably been spending too much time on Facebook recently answering people's queries in groups about moving to Spain and this has led me to the following conclusion... I really need to write about moving to Spain... especially for Brits (But also non EU in general). Why has this happened? We are back! It's September and we are back working full on after the summer hiatus. We hope you enjoyed the long hot summer, it passed me by a bit as I was mostly away in the north of Spain where it was warm but not too hot.
