Last week we produced part one of our article about why Valencia wins out in 2026 (You can read it here) so today as promised it's time for part two. However, we have a lot more than that. We are also including our latest podcast, news about our new Facebook Community (Despite Facebook being a cesspit) and as usual some more things to see, read and listen to as we move into 2026. Let's start though with the next ten reasons for moving to Valencia in 2026...

Happy New Year from Valencia Property. 2026 is here and the blog is back after a week off for the holidays. The truth is it's still holiday time in Valencia and Spain as the Kings arrive today which is when the Spanish traditionally get Xmas presents and tomorrow is Epiphany which is the last day we can really justify saying it's holiday for a while (Not too long to wait though) As a New Year has arrived we thought that it was time to reaffirm the reasons why you might want to move your life to Valencia this year. Things can get lost in the constant day to day hellscape that is "The News" and that idiot (And as usual you don't need me to tell you who "That Idiot" is) So it's good to have a goal of moving to somewhere a bit sunnier, with a bit more space and most importantly a place where just a little more sanity prevails.

Welcome to the last main blog post of the year. Next week there may be a post but as we are on holiday there may not be. Today we are going to look back on the last year in Valencia Property and look forward to what you can expect in Valencia's housing market in 2026. We are not going to say these are predictions for 2026 exactly but this is what we are seeing looking at the current situation and what has happened in 2025. So let's go.

It was around this date in 2019 that news stories started filtering through showing weird happenings in Wuhan. People in apartments that were being bricked up to stop them leaving, hazmat suits, corridors of hospitals overflowing with people struggling to breath and more. It was the start of the Covid pandemic and it changed... well... everything. Today we are going to look at what happened here in Valencia. What Covid meant for the property market, society and in other ways. Because if you're looking at living in or buying or renting in Valencia, or anywhere in Spain and possibly everywhere worldwide, the market you're stepping into today looks very different from the one that existed in early 2020. Not just different in prices (though yes, those have gone up), but fundamentally different in how people buy, what they're looking for, and how the whole process works.

Sometimes we get enquiries from people who know they want to live in Valencia and then tell us they are looking at Alicante too. It's an obvious mistake to make as Alicante is a part of the Valencian community but is not Valencia… it's Alicante. Equally this is true to the North of Valencia with Castellón, it's a part of the Valencian Community too but it's also a province in its own right. The thing that most people don't get is that if you haven't made that decision beforehand then you haven't done much research because you are comparing chalk with cheese when you compare Valencia and Alicante in general or indeed Valencia and Castellón.

Things don't cost what they used to. Spain isn't cheap any more. Both true but both are wrong too. Welcome to another blog post where we spend our time convincing you to come to Spain, and more particularly Valencia, to live. Over the last few weeks the talking point of affordability has become the latest political football the world over. As usual the Orange Sh*tgibbon is lying through his teeth about costs in the USA, black is white, north is south, Eurasia have always been our friends etc (Yes, that's an Orwell reference because we are at that point now) However, when we do it we do it through a more open and inclusive point of view. It's called truth and maybe the Felon-in-Chief might like to try that once in a while.

We keep getting more and more requests to help people with their purchase of Valencia Property. There has been a large uptick in requests in the last two weeks since we published our articles about the rental crisis in Valencia and the new digital nomad visa in Spain. It's really gratifying to see so many people trusting us with their most important purchase in Spain. As the most experienced, twenty years plus and counting, and trusted (see our reviews) estate agency in the area we take this responsibility towards our potential clients seriously and continue to build relationships with them right from the start of their Valencia Property journey.

In these pages we have talked before about the, let's say, quirky nature of property owners in Valencia and Spain as a whole but until today we haven't had to talk about the threat of our next consultation call being from behind bars. So today we are going to talk about an ultra quirky owner and why you might have a zoom call or whatsapp conversation with me from Carabanchel (Spain's equivalent of Alcatraz, Wormwood Scrubs or the Salt Mines of Siberia.) Sometimes though quirky becomes absolutely hatstand crazy and that is what has happened this week.

We have been working in so many ways with clients over the last few years and have written previously about all of the services that we offer but we think that a lot of things are getting lost as there is just so much information on our blog and main page that we thought it was time to bring it all together in one post. A quarter of a century of experience in the Valencia Property market is difficult to distil down into a single blog post and service offers but we have tried here to make the best use of our time and also to give the best service possible to our clients.

As mentioned in last week's blog the latest figures for purchases of property in Valencia show that there an increasing number of Americans buying in and around the city. In fact last year the increase in Americans buying in Valencia was over 50% compared with previous years. Here at Valencia Property we have been working with American clients for over a decade now (We didn't refuse beforehand it's just that they hadn't discovered Valencia yet!). Our working model is that of the American Realtor and there's a reason for that. We'll get into that later. Today though we are going to talk about why we are in the privileged position of being the number one realtor in Valencia for Americans, how we work, what we do and how you can work with us (whether you are American or not).

Has it really been a week since the last article about the question in the title? Is it really time for part two of our big boom article already? Well, yes it is. I've probably been spending too much time on Facebook recently answering people's queries in groups about moving to Spain and this has led me to the following conclusion... I really need to write about moving to Spain... especially for Brits (But also non EU in general). Why has this happened? Well, Brits still seem to be under the impression that they can just up sticks and move to Spain. You used to be able to do this of course then a certain little thing called Brexit happened and things got complicated, to use Facebook's own relationship status update.

You may have missed it as there was something happening yesterday in the USA but the Spanish government has finally announced the method they will be using to end the Golden Visa and it will be January 2025 when it ends. After your election yesterday I know we are going to be busy here in Valencia in the next two months. We are already the number one realtor in Valencia for Americans and the number of people who have already visited to get their ducks in a row in case the worst happens is huge. And believe me the worst has just happened.

Welcome to 2025 everyone. As you probably know we regularly write stories about the Valencia Property market to keep you up to date with what is happening on the ground. We always mention the trends we have seen and also the official figures that are being produced and this article will be no different.

I recorded the latest podcast a couple of weeks ago and went through some of the questions we had been sent as voice notes, thanks to all of you who sent voice notes in for that. One question specifically interested me as a longer blog post and that is all about why you can't buy that empty property, or rather why are there so many properties that are neither inhabited or for sale and the answers are so many it was worth answering in longer form here. Today on the blog we are going to look at the main reasons and some of the more uncommon reasons. Some of them are very surprising.

We are back! It's September and we are back working full on after the summer hiatus. We hope you enjoyed the long hot summer, it passed me by a bit as I was mostly away in the north of Spain where it was warm but not too hot. Our team spent time away mostly to the four corners of Europe and North Africa not to mention various different parts of Spain. More about that in our next podcast. One of the most important things we did carry on doing during the summer were our initial Valencia Property consultation calls. We have written about them before here but today we are going to discuss how to set one up now and what we should be talking about on the call. We find that the initial consultation call is probably the most important first step for those who eventually get to buy successfully here in Valencia. We get to know you, you get to know us and you can ask any questions whether they are simple, complicated or even at first glance they may seem stupid to you.

The first half of the year has pretty much flown by here in Valencia as the property market continues to move robustly. More demand, less supply, more demand, less supply, more demand, less supply... you can see how it goes. Falling interest rates, increasing incentives for young people wanting to buy, fewer rentals available so people being forced to buy if they can manage to save a deposit, more bank of mum and dad, more demand, less supply, more demand less supply... That's it. End of report. No it isn't. Read on.
