All or Nothing. Choosing a Townhouse

We are getting a lot of interest in townhouses at the moment as many of them offer that perfect blend of space, facilities, value for money and character. On Friday I went to show the townhouse featured in the main image here just to the South of Gandia and I’ve got to say it was rather stunning. Totally modernised in a stylish way retaining the original features such as the original floors and the arched doorways.

However, I also went to see a similar property around the corner but this one required a modernisation. It had a nice facade requiring a bit of a paint but also a litany of issues inside. Read on about the difference because you get all or nothing.

Valencia Property New Projects

We have moved into the New Year in Valencia with speed. The first week back after the New Year is not really a work week, everything starts after Epiphany, the 6th of January, also known as Kings’ Day in Spain. And in that week we have sold four properties, had two property completions signed, started the plans for two modernisations on apartments, made a whole new Podcast series, identified new opportunities for our clients, listed 15 new properties and made upgrades to the website that mean we can feature price drops and new information in a much better way. 2021 finished with a ridiculous number of enquiries and 2022 has started with even more. I think we are 5x up on last year’s enquiries at the moment as I write this half way through the month which isn’t a bad start by anyone’s standards.

The New Valencia Property Podcast and More

Finally the kids are back at school, people are back at work and everything starts to get back to normal except… oh yeah Covid. Pesky thing isn’t it. The long holidays are over and ust like every year we look to start the year strongly. This week we have a large number of clients in Valencia looking for properties both inside and outside the ity and we have put our Covid protocols into place due to the large numbers of cases at the moment: Masks required at all times, own transport to follow the agent if using cars outside of the city and plenty of cafes at outdoor pavement cafes to explain things. I recently wrote an article about the Paradox of Choice, you can see it at the link. In it we talked about there being less choice in the market but that is not necessarily a bad thing. We talked about positive constraints and knowing what you want when you are buying property or, to put it bluntly, anything really. When you are sure about what your requirements are then it is a lot easier to find what you are looking for. However, this is a follow up, this is a warning and it’s important when looking for property or anything, sometimes perfect is your enemy because perfect doesn’t exist, sometimes good enough is great!

What Makes a Valencian Village (or Town)?

With the move towards townhouses and towns and villages outside the city, whether caused by the pandemic or otherwise, we have been asked many times what is it like to live in a Valencian village or town. Today therefore we thought we would take a look at the aspects that make up a Valencian town.

It’s not my bag and it’s not my style but a question posed this week by a client moving to Valencia in January piqued my interest. They are looking to move to Valencia and wanted to be in an area that you could class as “High End” Valencia, the question was “Where do the people with Ferraris live?”. So today we are going to list the areas where the people with Ferraris live so you can either aim to join them or totally avoid them because your requirements involve much more than living in an area where people wouldn’t give people like me the time of day ;-). (I’m sure the potential client was joking but if it gives me material for a blog post then I’m good with that.)

Apartment, Villa or Townhouse?

For years we have been pushing the claims of townhouses as alternatives to villas or apartments for living in and around Valencia. Not many people have agreed with us as apartments, especially those in the city, and villas have continued to make up well over 90% of our sales to buyers of property in Valencia.

Could this be changing though?

We are starting to see an uptick of interest in townhouses, especially those with back patios and terraces, and we are also seeing a greater desire to be in one of the villages or towns around Valencia with easy access into the city.
