Some time ago I wrote about why perceptions of the Spanish property market as being in trouble uniformally were totally wrong. I contested that this viewpoint failed to take into account the issues around location and demand. I continue to hold this view and now it is being demonstrated more prevalent among other commentators on the Spanish property market.

I have always done more than most agents when settling clients in and helping them with various aspects of their move to Valencia. Recently though I am getting more requests for the Full Monty of services, ie will you help us move and be our relocation agent. Lots of these requests are coming from the United States and so I am beginning to service them.

I guess I shouldn't be celebrating of course as without clients it is difficult to make sales but this week is no looking too busy for a change. Therefore if you are thinking of coming to see some property in Valencia I can fit you in most days this week. Sometimes I am shocked, stunned and dismayed by the lack of knowledge displayed by some owners of properties. The owner of this one shall remain nameless. Spain changed the residency system a couple of years ago. Previously you got a nice little card which fit in your wallet or purse and you could just flash it in shops or when in official situations. Now though you are given an A4 piece of paper that you are not supposed to fold or laminate and you are supposed to carry round your passport at all times too, right like that is going to happen

Many people doubt that things will happen when a big project is announced. The announcement of the new Paramount Theme Park in Murcia was greeted with skepticism by many when it was made a few months ago. In fact I actually jumped the gun earlier this year with this article about the theme park as Paramount later denied any negotiations were taking place. However, later the scheme was confirmed and now the exact location for the new Paramount Theme Park in Murcia has been announced.

This huge 270m2 house for sale in the town of Betera is an opportunity for someone to buy as an investment because there are two ways to buy this but you have to be quick. The normal way is at the normal price of 270000 Euros (ONO) You get a six bedroom house on four floors, with garage, bodega, large kitchen, two living rooms and a large terrace with views towards the mountains. It is in the centre of town with all facilities to hand.

If you are thinking of coming to Spain and you have kids then you need to know one thing, they will be given a lot more leeway in Spain then elsewhere. Kids are doted upon in Spain. This all comes from many years of having one of the lowest birth rates in Europe, there was only Italy with a lower birthrate, the usually only child would be doted upon by six people, parents and two sets of grandparents.

Just a quick post this evening. In my last post on this blog I talked about how you shouldn't be paying black money because of the tax implications, never mind the legal implications. However today I went to see a property and was tol by the owner that they wanted 60000 Euros in B not declared on the deeds of any sale. My actual response was, after stopping laughing, to say "Dream on!"

The thorny issue of black money in Spain is one you should be aware of when buying Spanish property. Black money is when you buy a house for one price, let's say 200,000 Euros for argument's sake, and you declare less on the deeds, for example 180,000 Euros. The reason people do this is very simple, tax avoidance. The buyer would save themselves around 1400 Euros in tax in the above example, 7% of 20000 saved, and the seller might well save a lot on capital gains, eg 18% of any capital gain, let's say the original purchase was made at 150,000 Euros and then the sale was declared at 200,000 in theory there would be a capital gain of 50,000 Euros minus costs on purchase and sale, round about 15,000 Euros. The saving therefore would be around 3600 Euros
