What Does A Spanish Estate Agent Do?

What does a Spanish Estate Agent do? Or rather what do I do as a Spanish real estate agent and property finder? Today I have to do some housekeeping for clients.

1) I need to get a lot of copies of paperwork to present to the police for a NIE application. The process here meant we had to go and get powers of attorney to get Spanish tax numbers, NIE numbers. Without these nobody can buy in Spain. 2) I have to go and make a payment for a client in a bank as their payment by direct debit was refused for some reason only known to the bank. The client bought the house a couple of years ago but we help them out with renting. 3) I have to arrange second visits to properties for this week for clients. Getting the times right and a route that makes sense without doing too many kilometres is the most difficult part of this along with making sure that the owners are available to show the house and any keys are picked up beforehand or available in some way so we have access. 4) I have phoned various banks to gee them along with their glacial progress on mortgage decisions. 5) I have been offered various houses for sale and I have to sort out the wheat from the chaff. Believe it or not some people ask too much for their property and making sure they do not get onto the website unless they are at a price that truly reflects market expectations, or preferably below, is extremely important. 6) I have to keep the website up to date incorporating new property listings, rentals and sold or rented properties. I also need to write a few descriptions of properties and make them interesting and compelling in Spanish and English along with making sure the metatagging and meta descriptions are correct so that the houe get the greatest exposure possible. 7) The Facebook page and blogs need to be updated for all of the people who follow the sites and need more information before they buy a property. 8) The autoresponder needs to be updated to keep people up to date with the latest news and give them the latest offers. 9) My web designer needs to be consulted about how e can make the web experience better on the site so that people get the best information and eventually become clients. 10)  All of the clients who have been in touch about properties need to be contacted and we need to talk about how to best serve their interests while making sure that they get the best value and a property that is perfect for them. There is more but you may get bored with the minutiae. However I thought it was a good time to do this list as I read this article yesterday about "How All Estate Agents Are Useless" and although I could see the point I have to point out that we are not all the same.
