I was reminded of Charles Dickens today as I was shown some developments that the developer wants to sell pretty quickly. The chalk and cheese difference between an excellent promotion in Rafaelbuñol and an absolute disaster that they will never sell even if they gift the properties to me or any potential clients was amazing.
Let's start with the good. Rafaelbuñol is a nice little town about 8km outside Valencia connected up by the metro into the city. Or rather it is a really nice little town an one side and through the middle and towards the other end but it finishes in a rather ugly trading estate on the other side, it is well connected by motorways too you see.
On the one side on the edge of town are two buildings. One is an L shaped three floor building where a variety of flats have been constructed from 36m2 studio apartments to three bedroomed duplexes with a very large terrace overlooking orange fields and the shared swimming pool. Prices range from 55k, discounts will be given to serious buyers, up to 175000 Euros again with discounts. I really like the look of one of the three bedroomed duplex flats which is for sale at 135000 Euros but we should be able to negotiate down to 110-115k in theory.
The second building has flats from 55000 Euros up to 159000 Euros and there are a range and variety. Some have garage places and storerooms and both the buildings share a rather nifty pool, see the pictures.
Now here is the strange thing. On the ugly side of town a builder has built a thin three floor building in which all of the flats resemble corridors. One flat we saw was a one bedroomed place with a small terrace and the kitchen isn't actually a kitchen just more of an extension of a hall and not much of an extension at that.
The bathroom was in the only bedroom meaning that if you have friends round to stay they would have to go into the bedroom to spend a penny, which might be quite disturbing although they could have the option of doing their business off the balcony of course. This flat with a terrace overlooking the front entrance of three loading bays for lorries was priced at 159000 Euros. In the same block one of the attic flats was priced at 310000 Euros. Did you just read that right? 310000 Euros for a two bedroomed flat overlooking a lorry bay on the bad side of town, not in the centre of Valencia overlooking a great Plaza or a house with huge gardens and pool, this building hasn't got a pool of course. Although it pains me to show you it here it is in a smaller version than the others because i don't want to pollute the page.
So what's my point?
The same builder did all of these buildings.
There are currently 1.5 million properties on sale in Spain many of which are new builds, approximately 2/3rds. Some are great deals if the negotiated price is right. The first starter flats at 55k, negotiable, and the three bedroom family flats at 135k again negotiable are truly lovely and quite good buys in my opinion if this type of living is what you want. The flats in the building overlooking the factory will never sell. I would think twice if you offered them to me free and would eventually decide against it . The kitchen is laughable. They are more expensive than the good ones.
