I have just given up €5000 more or less. How? Well I advised someone not only against buying a property I have on my books but against moving to this area to live. Can I look myself in the eye in the mirror tomorrow and possibly more importantly can I look at my bank account tomorrow without blanching?
Why did I do it?
I have always had a policy of honesty and openness to clients and this has lost me clients in the past when I didn’t say what they wanted to hear. Other agents have sold property to clients that is totally unsuitable for them without any qualms at all. I just cannot do it.
This particular client wanted to come and live here without any idea of what they wanted to do here, with a family in tow and very little money in the background if they had bought the property they were interested in. Most importantly they didn’t speak any Spanish and so without the work in the background things were going to be tough. I spent a long time talking with them constantly emphasising the fact that this is not a plan. A plan involves money in the background, a business idea or promised job and lots of determination. This is not what people want to hear when they are thinking of coming to Spain. They want the house, the views, the pool, the lifestyle and more without thinking of the practicalities. The crash and burn clients as they are known are too many.
Now going back to another client recently, they bought a place that I totally advised them against buying and not only because it was amazingly overpriced, not through me I hasten to add. They still went through with it but I believe they have bought themselves a headache as opposed to a house. I still wish them good luck with it.
What do you expect from an agent selling a house? Should I let you buy a place when it is totally the wrong place for you?
