"I Am In No Hurry To Sell"

Possibly the worst words I can possibly hear from a seller of a property are those in this title. "I am in no hurry to sell". Not because this means that they will not sell to a shark circling trying to find properties at really low prices but simply because it means their expectations are unrealistic.

When I am asked to go around to a property and value it I pause. The first thing I do is to ask for photos and their price expectations along with the description of the property. Why do I do this? Surely I should be setting the price as I am an estate agent right? Well it is simple, I do not want to start an argument and get resentment from the seller. I do not want to waste my time going round to value a property then have the seller tell me that they were expecting 50% more than what the actual market value is. And the thing is in Spain there are no official figures to tell you what market values are that can be relied on. The Spanish government would have us believe that the property market has only fallen by 12% since peak as we have been passing through the recession/depression/crisis. That is evident bunkum and at worst deceitful It is also stupid on behalf of the government looking for international investors but more of that later. Time is the one commodity we all have in equal measure. Why do I want to waste a couple of hours travelling to a place that is hopelessly overpriced? I haven't got the time or the inclination, therefore I get the information before going. I find properties online that look interesting for my client profiles and they and only they, get put on the Valencia Property website for clients to choose from. Obviously I cannot find everything that is good value but hopefully I do a decent job. So what you find on the website is good stuff. It might not conform to your requirements but be sure that it will be well priced for what it is and it suits the type of client that we have coming to see properties so that is why it is on the site. Whether you are looking for attics for sale in Valencia City, a country house with few neighbours or a Valencian suburban idyll near to the city and towns then you will find it. Now back to the Spanish government. If there is one thing I don't understand it is the Spanish house price figures. They state that prices have dropped by just 12% since peak which is evident codswallop. Houses that sell are priced at roughly 35-40% below peak values taking mid 2007 as the peak time for property prices. As the majority of unsold units are new build properties from developers which are generally discounted by around 30-40% from peak or given back to the banks who funded them if the developer could not afford his repayments how the 12% figure is arrived at is beyond me. This also holds the Spanish real estate sector to ransom as ill informed reports from "thinktanks" keep saying that property in Spain could fall another 20-25%. Well I have some news for them, it already has! Can you explain it to me please?
