When Spanish Property Prices Reduce Does Demand Go Up?

In the last few weeks quite a few sellers have dropped the prices of their properties because they need to sell or because they want to move onto another property themselves. You can see some of the examples below with the price drops. The question is though, do price drops on Spanish Property make a difference to the demand? The obvious answer is of course they do. In all of the cases below we have had enquiries about the properties as a result of the price drops. However, where do those enquiries come from? They actually came because I promoted the price drops through social media and in the networks where I have a presence. If I hadn't done that then the enquiries may not have appeared of course. It's simply marketing that creates enquiries along with having a solid base of properties to offer.
If as an estate agent you have nothing worth buying then it doesn't matter how much you market it.
I am often asked when are the main times for property enquiries in Spain and therefore when is the best time to put a property on the market? Again the answer is not the typical, place it on the market in the springtime because that is when people are looking. We are in a new phase of selling property and the time you put a property on the market does not really matter in my opinion. What matters are the traditional solid values of price sensitivity and location. There are "always" people looking for property. Even at the height of the bubble market in 2007 there were viewers looking to purchase Spanish property. What also matters though is how and where you market it. You need to identify the niche market that will want to purchase your property.
Sometimes that niche market may well be just one person who is the perfect buyer for your property.
Find that person and it doesn't matter what time of year it is, how the market is doing in general or even if you have done a makeover to get your property in tip top condition for visits. If those who are visiting are not your ideal clients then you still won't sell (Even if your walls are newly painted in the colours suggested by the House Doctor or A Place in the Sun) Lastly, bringing the property down by 3000 Euros if the price is currently 300k will make not one iota of difference. Neither will tracking the market or dropping bit by bit. If you want to sell then find a price you are comfortable selling at and add a little bit in for negotiation.
