There is never a bad time to choose to move to Valencia and start living here. From a pure lifestyle design point of view Valencia offers great value for money, a superb cultural and sporting lifestyle and most importantly a friendly and safe atmosphere in which to spend your days.
From a “where do I choose to live” perspective everyone is different and has different requirements. In the last few months we have had clients with the following requirements that stand out among others
- “It must be by the riverbed in the city as I love it”.
- “I want to be able to see the sea”
- “The most important thing is the broadband connection for my work”
- “I don’t want to ever have to use a car again”
- “Walking distance to a village with all facilities to hand”
- “Must be near a coworking space”
- “I don’t want to be surrounded by graffiti in the city” (That was a difficult one)
- “I need to be within a few hundred yards of my mate’s house”
- “I come into the city for football and want a small place to be able to crash after Valencia matches”
- “Maximum half an hour to the city, beach and airport” (This includes almost every property we have got so was easy)
And we probably get a combination of the above from many, many clients coming over looking for their ideal place. That Sea View You Always Wanted?
If you want to wake up to the sun appearing over the horizon on the Mediterranean you could do a lot worse than this three bedroom apartment in Port Saplaya (A part of Alboraya as described in this blog post). Front line views and from a good height this excellent apartment has that sea view.

That Broadband Connection?
It’s not only the city of Valencia that has extremely fast broadband connection. Over the last few years the towns and villages around the city have been connected up to the fibre network and can boast up to 300mg download speeds. An example is my hometown of La Pobla de Vallbona. This excellent five bedroom townhouse with shared pool and gardens and the huge, if debatable, advantage of having me as a neighbour is available for just 150k. The broadband fibre speeds are lightning and you also have the added advantage of having everything to hand, shops, sport centres, public transport, restaurants and countryside all within a very short walking distance.

Walking distance to a village/town with everything to hand?
La Eliana is one of the most picturesque towns around and it is the commuter town par excellence in Valencia being just fifteen minutes from the city centre. The town has all sorts of shops, bars, restaurants and facilities including a highly impressive park and you can get anything from a small apartment right in the centre of the town to millionaire pads with huge plots. What we feature today is this excellent modern design villa just a five minute walk from the centre of town.

It must be by the riverbed in the city as I love it?
There are lots of different areas of the riverbed ranging from the Parque de la Cabecera at one end to the City of Arts and Sciences (The CAC) at the other. We particularly like this area as the architecture is pretty breathtaking. Apartments in this area are modern, clean and oftentimes have terraces overlooking this CAC. This 70m2 apartment with terrace is in that area and is particularly well put together. You must like heights though as this is the sixteenth floor.

I don’t want to ever have to use a car again?
This is a very Valencian attitude, you want to live walking distance to everything right in the heart of it all. You want to do your shopping all in a couple of blocks and get your food fresh daily from the local market. Luckily with this penthouse in the centre of Valencia you can do that and so much more and the local market is one of the best in the World, Valencia’s central market. The road this is on isn’t the best in the world but the apartment more than makes up for that.

Must Be Near a Co-working Space?
Co-working spaces are taking off big time in Valencia at the moment and there are two large new places opening up in the next few weeks to complement what is already there. However what if you were to decide to ride this popularity and open up your own co-working or co-living space. Obviously we have places for sale near current co-working spaces but could you make your own? How about here in the Cabanyal, a place buzzing with entrepreneurial activity these days.

I don’t want to be surrounded by graffiti in the city?
What is graffiti and what is street art? That’s the first distinction but where you find one you often find the other. So where is the cleanest place in the city of Valencia? It must be Ensanche or the City of Arts and Sciences where you have neither. The Colón Market in Ensanche is probably one of the least graffiti ridden parts of the city and we get plenty of properties in this area that are just superb. We visited a penthouse apartment there just this week that the owners want to keep really quiet (Yeah, I know, I don’t understand that either when you want to sell something!) but for more information let us know. I need to be within a few hundred yards of my mate’s place?
Obviously, it depends who your mate is and where they live what your budget needs to be. But this was the single request we had so we showed this among other things. As you can see it’s a classically designed and decorated apartment of some 250m2 right in the heart of Valencia, actually very similar to his mate’s place. Well within his budget and with all of the features he was interested in.

A place to crash after football?
A client living outside Valencia is a season ticket holder at Valencia football club and also likes coming into the city for Levante matches. They wanted a place to crash after the matches so they didn’t have to drive an hour and a half down the coast. Equally important was that they wanted to be in the city itself. This two bedroomed place in the market area is not only well priced but also near to everything. Fourth floor without a lift, not a worry for the client, but with an excellent roof terrace just above too. For under 100k it’s a great bolthole.

Must be within half an hour of the city, airport and beach?
Easy, almost everything we list on Valencia Property fits those parameters. Not for us properties in the middle of nowhere. We know what the majority of our clients want so stick to that.
