Over the last few years a huge percentage of our clients have bought apartments in Valencia city. The reasons were obvious, price, location and comparisons i.e, wherever you were coming from prices looked extremely attractive when comparing with your location whether that was within Spain, Madrid and Barcelona, or abroad, clients from the UK, Netherlands, Belgium, The United States, Shanghai etc…
In the last two years prices have shot up in Valencia City in most areas but with special emphasis on Valencia’s Soho, Ruzafa, the beach areas and the historic centre. The drivers in these rises have been demand from people wanting to live in Valencia, a fashionable city, the rise of Airbnb and other short term rental portals as hotels have lost their grip on the market and the fact that Valencia is a great place to live especially when viewed through the prism of comparing with other places.
What hasn’t happened is that properties on the outskirts of the city have had the same demand. That is about to change we believe. There is a huge uptick in demand for properties outside the city now, ranging from houses on gated estates to apartments overlooking golf courses to townhouses in Valencia’s surrounding suburban towns to Villas on their own plot within striking distance of larger towns and villages and even remote rustic properties some distance from the city.
What this means for prices.
Prices have flatlined outside the city for many years after the drops seen post the 2008 market crash. We are starting to see signs of prices now moving upwards outside the city too especially in desirable residential locations such as La Eliana, Betera, Naquera and La Cañada. However, they have not seen the 50% rises seen in the city over the last couple of years so now is the right time to buy at a good price, with a larger choice and potential capital gains over the next decade or so.
So today a comparative on prices. What can you currently get at 100k, 150k, 200k, 250k and more inside and outside the city? Let’s take a look.
What can I buy inside and outside Valencia for 100k?
The truth is that you will not get too much for your money in Valencia city now for 100k. Ruzafa is impossible, even for reform projects, the centre is similar although you can still get something down by the beach to modernise in the Malvarrosa but not in the Cabanyal very often. One of the areas we like moving forward as it is undervalued is Nou Moles.
This apartment for 89k in Nou Moles is at good as it gets. Light, quiet and near to the riverbed park it’s a decent option and one of the few at under 100k in the city that offers a lot for your money. Compare with a villa outside Cheste on the road to Godelleta priced at 120k but that the owners have indicated they are interested in listening to offers over 100K.
What can I buy inside and outside Valencia for 150k?
One of the best properties we have in the city at the moment in terms of value for money is this first floor apartment again in Nou Moles with sunny rear terrace for 142k. Four bedrooms, bathroom, totally modernised and lots of light make this apartment a quite wonderful opportunity.
Compare with this amazing house in Naquera with views to die for for just 8k more. Four bedrooms, shared community pool but with space for your own if you like, lovely garden and those views… just a couple of minutes from the town of Naquera and 25 minutes into the city.
What can I buy inside and outside Valencia for 200k?
In the city we can now look at a renovated apartment in Ruzafa at 215k for example. Your money gets you two bedrooms and 70m2 of tastefully renovated and decorated property in Valencia’s Soho. Of course you could also buy another clone of this place above it too and a lower priced first floor apartment below at 149k or even all three if you wanted.
Outside the city things start to get even more interesting at this price point. This amazingly located property outside Villamarchante overlooking the Turia river valley offers a hell of a lot for the 199k asking price. Five bedrooms, two bathrooms, two kitchens, two living rooms and a whole lot of lovely outside space overlooking excellent views.
What can I buy inside and outside Valencia for 250k?
There are very few whole houses available in the Cabanyal at the moment and totally renovated houses are rarer still, as we like to say on here, a bit like hen’s teeth. This house in the heart of the Cabanyal for 230k gives you lots of space spread over three floors around 500m from the Las Arenas beach.
Also at 230k and again near to Villamarchante we have this seven bedroomed house with exquisite pool and the potential to have two separate houses as there are 3 bedrooms downstairs and 4 upstairs. Lots of lovely touches both inside and outside the house and just what you want for those extended family visits.
What can I buy inside and outside Valencia for 300k?
Lastly for today let’s look at comparatives around the 300k mark, we shall look at the higher and luxury ends of the market in the next post. Within the city and in Ruzafa/Ensanche we have this quite wonderfully presented three bedroomed property with large living room, small front terrace huge kitchen and large en suite main bedroom with office/gym attached.
Outside the city you can get this quite striking five bedroomed house with tower, plenty of potential for further development, large plot, double garage, large outside covered terraces and even a semi underground rumble room. It sits on an estate with shops, sports centre and social club and in a thriving area just twenty five minutes into the city.
So if you are thinking of buying a property in Valencia remember that you can still get good deals in the city but you might get a hell of a lot more just outside of the city.
