The process of modernising an apartment or house in Valencia can be quite complicated and time consuming. We have seen people get into trouble over the years with trying to micromanage builders here perhaps with little knowledge of how builders work here and the role of architects and others in the process. Also managing a project from afar is fraught with difficulties. We have solved that problem for our clients.
What we have done therefore is to take our years of experience working with local builders and suppliers of services (Architects, electricians, plumbers, designers, and even people who put together flat pack furniture) and made it easy for you. You may well any combination of the following: permits for the work, architect’s plans, reliable builders as opposed to cowboys, interior designers, project managers, decorators and more and what we have done is taken experts in all of those fields and put them together with our Bespoke Project Management service. Let’s take a look at how it works.

Firstly , we help you to find a property. Sounds easy right? We take a look at your requirements, your goals for the use of the property, what your “must haves” are, your price range and get you a selection of the best available properties in Valencia. If the one you choose requires a bit of work then that is where our Project Management Service comes in.
We look at the possibilities for the apartment and what it is possible to do within the parameters of the building. If required we then get an architect in to look at any protections and limitations on development in the building including any structural issues that need to be taken into account.
Working together with our client we then put together a plan for the distribution of the property. This may be anything from a full clear out of all existing walls and a whole new distribution of rooms to a simple knocking out of a single wall to create a larger bedroom where previously there were two or even just working with the spaces that are already there.
We will then get one of our building teams to come in and quote on the work as required by our client. If required we will get more than one quote but we know that the builders we use give our clients very competitive quotes because we have a lot of work for them and they compete for that work.
Once the quote is accepted we then work out a project contract, a project timescale, a start date and a payment schedule. We usually put in place penalty clauses with the builder in case of non completion by the project end date but up to now we have never had to call in that clause.
In tandem with the builder around this time we make a visit to suppliers to look at materials for worktops, bathrooms, kitchens and colours. This can be done with the client in person or through supplying images online of types of materials required.
While this is going on the builder is starting to get any required permits for the work in order to be able to start as soon as possible.
Our project manager then follows the build progress in your absence, sending you updates from the build, acting as an intermediary between the client and the builder and solving any issues that may come up during the build, suggesting possible solutions and work rounds if required. The project manager will also make sure you are up to date on payments and the build is not falling behind.
