Summer is well and truly here, it’s 30 degrees in my kitchen at the moment and I have just put the air conditioning on in the living room while writing this. Summer has the usual balmy evenings, meeting outside with friends and strolling along the acres of empty beaches, if you choose the right beach to a beach bar to enjoy a cooling drink.
Suntans might look different this year with a white band around the face area but lots of aspects of summer remain the same. However there are differences.
This summer was going to be an excellent summer of concerts especially for those children of the 80s with Madness, Simple Minds, Foo Fighters and Paul Weller among others visiting Valencia, unfortunately concerts are one of the victims of Covid19. Cinemas have now reopened and the ever popular open air cinemas are now even more popular as are the drive ins that have reopened so you can watch the films from your car.
When you go out to eat the outside tables were always prized now they continue to be so and if you do not book in advance you can more or less forget it. You also have more space now as terraces have been increased in size and sometimes now spread all the way down the pavement road or along the beaches.
Day to day life is more or less back to normal now except for one thing, you take a mask out with you, and if you cannot maintain social distancing then you wear it. Shops have limits on numbers inside as do commercial centres.
Effectively this means that in Valencia you wear a mask always. Once you have sat down at your table at the cafe, bar or restaurant then you can take it off. Every shop and cafe has hand sanitiser to use as you go in so make use of it. Around 90% of people wear the masks now and everywhere you go you see it, only groups of kids generally don’t wear them.
The Valencia Property Market in Summer 2020
The property market of course is the big news. I wrote at the start of lockdown about the changes that were to come. Most of it still stands but what I didn’t expect was the huge pent up demand from the Spanish market that would happen immediately after lockdown finished. People who realised during lockdown that they were in the wrong house or apartment have decided now is the time to move.
Anecdotally, we have even heard of gazumping and price wars with places with good sized terraces or houses with excellent outside space being especially attractive. In one case an asking price was exceeded by almost 15% as three potential buyers battled to buy a penthouse in the city. We have noted an uptick in numbers of Spanish families looking to move to houses in the suburbs, if you can work from home why work in a small city flat.
On the other hand we have also heard of sales not going through because of mortgage availability being restricted for those looking for high percentage loans.
