Bare brick walls, open plan spaces, glass floored walkways to enter the property, Palace conversions and that perfect terrace with endless views over the city. It’s everyone’s dream Valencia bolthole. However, properties like this don’t come cheap and more importantly are like the proverbial hens’ teeth, difficult to find.
Covid19 was supposed to mean a collapse in property markets worldwide but if anything up to now the opposite has been true as people realised the importance of their home space. In Valencia at least this has meant people trading up, trading out and trading in a different way. Read our article about the resilience of the Valencia Property market here.
One of the most requested features on the searches on our homepage has been “Terrace“. People are still searching for apartments in the city of Valencia and at a greater rate in the second half of the year than the first but the use of “Terrace” within the search has become ever more prevalent.
Requests to view places with terraces have grown and we have even had clients rejected apartments below the one they eventually decided on because the terrace was more important than the 30% price difference between one and the other for similar property, (Yes, you pay up to 30% extra for having a smaller property but one with a terrace. See our post here about factors influencing prices in Valencia apartments.)
Terraces are not the only factor though. People are looking for more open plan and even more convertible spaces. They are looking for large open spaces where sections can be changed according to the use they are given. During the day they might be closed up used as an office or study and in the evening they can be opened up to become a part of the living area. This is done with large doors, false walls or just a simple screen but it makes the space more adaptable. This is especially important for all of our clients who have now realised that their work can be done remotely just as easily as it can be done at a physical location that they had previously had to commute to. Getting the space right for that remote working agreement is very important for them.
So let’s take a look at what aspects get incorporated into some of the more popular penthouse apartments on the site currently.
Calle Corona Apartment
Could anything be more apt for 2020 than buying an apartment on a street named Corona. This awesomely handsome open plan apartment with huge terrace gives plenty of bang for your eye candy buck.
160m2 plus a huge terrace, there are up to five bedrooms, three bathrooms, that superb looking open plan living room and kitchen and even a garage space in the heart of Valencia’s Carmen district. And what is convertible here? That glass walled bedroom was once the indoor dining room for the terrace. The upper bedroom is an open plan office and the box room has also previously been a bedroom and an office at different times.
Ground Floor Open Plan Renovation in the Cabanyal
Sometimes that open plan loft feel you find at ground or first floor level. This two bedroom apartment in the Cabanyal offers a lot of good looking vibes for your considerably smaller pockets than the previous property.
Two bedrooms and a bathroom with a terrace although lacking views over rooftops of course, this 100m2 apartment with vaulted ceilings has had a recent makeover to take advantage of the light coming in by opening out the spaces. You cannot find much more open plan near the beach in Valencia very often. And the corner office is easily boxed off with screens to make it a perfect zoom background.
Ruzafa Open Plan Penthouse
Of course Ruzafa is popular for so many people coming into Valencia. Its combination of a central city location, huge variety of cafes, restaurants and shops allied to the look of the neighbourhood with classic facades and chic boutiques make it perfect for a city apartment location. However it is difficult to find outside space at times.
This pretty Ruzafa penthouse gives you all of that and more and of course those New York loft design touches.
Two bedrooms, bathroom, kitchen, a high ceilinged living room and the deck effect terrace mean you won’t be lacking for your city feeling in your Valencia Apartment. And what’s convertible, that snug under the roof is a perfect reading room.
Gran Via Project
Of course you could make your own modernisation and make it so that the property is a multipurpose space. 200m2 of penthouse with a decent sized terrace allows you a lot of potential. Remember that interior walls can almost always be demolished in a Valencia Property renovation as they are not supporting walls.
Something Special and Grand
When you want the look, the feel and the space then there is nothing better than a project in a superbly restored building in central Ruzafa. Again a project but what a project! Watch the sun come up and go down from this brilliant 70m2 terrace on the seventh and last floor of this 200m2 apartment. Let your imagination run wild with the modernisation and in the end you have a Valencia Penthouse worth somewhere between 1.2 and 1.5m Euros.
And what would we suggest here? Knock down every wall and make a kitchen area under those interior windows. Open plan front to back to take advantage of the light and keep three bedrooms and a study. Easily done and would look fantastic.
Not everyone is looking for this type of property though. Many people are searching for their own house, townhouse or larger apartment outside the city so we thought it time to show some of the most popular requests on the site over the last month at each different price point.
