Last week we produced the first part of our "Ultimate AI Guide to Buying Property in Valencia" based on all of the information in this blog and this blog alone. Today of course we will be publishing the second part of that guide as promised. However there is also other stuff going on in Valencia Property land and some excellent new properties coming onto the site so it's time to start reading and enjoying the images.

Livestream From Ruzafa

Later today, at 5pm Spanish time on the 26th of June we will be livestreaming from Ruzafa. There is an apartment for sale which is literally superb, we did the modernisation, and we are taking photos then livestreaming the property on our YouTube channel because you will not be able to get in to see it until September otherwise as it will be rented out. So go to our Youtube channel and subscribe then go to the community tab and live. Even if you cannot make it at 5pm there will be a chance to see the recording later (We hope, that's if we don't mess it up). You can see the announcement here which is a sort of trial run of how to use livestreaming which I've never done on Youtube ;-)


(Bad) News From Valencia

Let's be clear about this, potentially it's a huge step back for Valencia as not only did the Conservative PP win the latest local elections but also in order to rule over us they allied themslves to the Fascist Vox party, a bunch of absolute xenophobic, hatemongers who wouldn't hesitate to stir up a steaming pan of shit that would be much better left alone. Socially it's a huge retrograde step without a doubt. From a business point of view for us it's beneficial. Why?

Well, the first thing they have announced is that they are getting rid of the regional wealth tax in Valencia (Gotta look after their own haven't they?) and they have also got rid of inheritance tax. This will please many of our American clients whose main worry was how much tax they would have to pay if they came to live here in Valencia.

In exchange for these cuts in income for the regional government expect cuts to social services, education budgets, inclusivity programmes, public transport any infrastructure improvements are likely to be shelved and the usual huge amounts of corruption as soon as they get their feet really under the table will become the norm again.


Summer Holidays

We're all going on a summer holiday, no more work for a ... month or two.

Well that's what it always seems like in Valencia once we get to the summer and it gets more and more difficult to get anything done. So just to let you know that this year we are actually open all summer (That new start up business will not start itself up, see below) but at the same time we aren't.

Just like last year we will have a skeleton crew around over August helping out those who had no other dates they could come over but if you are thinking of coming over in August book it soon by sending us a mail because we have very few slots available. July is generally slow but we are mostly around and will be working in the heat and helping you to navigate through the cafes and bars and introducing you to new drinks at each stop between property viewings.

It's still going well, we are still adding properties in the background, we are adding staff members and the website is coming along well, so much so that we will be showing you a sneak peek next week (Message me if you want to see it beforehand and I'll send you a hidden link) It's becoming more evident that this is going to be a huge success as long as we handle it right and get everything in its right place beforehand. There is still a lot of work to do though so we will continue to push it.

Sweetness in the Cabanyal Near The Beach

I wonder what 2k per M2 gets you in other European cities with more than 500k inhabitants on the Mediterranean. Answers on a postcard please, I really don’t have the time to fall down the rabbit hole again, and if you think you have a serious "Idealistaddiction", you lightweights should talk to some of our team. All in the name of finding our clients the next good deal. Initial euphoric highs often lead to hopelessness and despair, just one more hit on the last 48 hour filter. Oh FFS, not that one again. Delete.

Which leads me to this nicely sized apartment in the best part of Cabanyal, with views over Dr Lluch it is a short amble to the beach, bike lanes, Marina Real and the Tranvia stops to take you into town. It also has 4 bedrooms, 2 bathrooms, a good sized living space, kitchen, laundry gallery, and balcony that faces east for the best type of Valencian sunshine.

As you can tell from the photos it needs some renovations to bring it up to date but this is in the best part of the Poblats Maritims, to which many of our clients will attest, and the watch words here are great barrio and Future Capital Appreciation.


A House With Potential in Gilet

This is a property with some real potential. And I don't mean 'potential' like this is an absolute pile of crap and potentially with years of pain and lots of money it could be a slightly smaller pile of crap.

No this is a good one. Great outdoor area, lovely pool, 1200m2 plot, so lots of room. Views to the east and the south and will catch the sea breeze while still getting lots of sunlight.

The house has 3 levels. Ground floor is very open, connects directly to the terrace and on to the pool. There is also a small kitchenette and toilet on this level, so potential for a guest area. First floor has two bedrooms, living area and kitchen, and then on the top floor there is another bedroom. All levels have large terraces.

The property has good internet as the current owners work from home, and it is located about 15 mins from the beach (12k), and 30 mins (30k) from Valencia city.

If you have been following our blog, then you'll know this seems a bit cheap for what it is, and there are 2 negatives. First of all, the house is located about 250 metres from the motorway, so you will hear the hum of the traffic. And also this is a rustic property. All structures have been legalised, but you will not be able to extend the house or build any additional structures.

If you can live with those 2 inconveniences, this is a fantastic house. Potentially a home, with a guest area, potential for yoga retreat-type area, enough land to grow your own fruit and veg and be self-sufficient. Potentially.


Rustic Urban Villa in Naquera

Bags of charm and excellently located we find this lovely independent villa on a good sized totally private and peaceful plot, set in the hills and the clean air of the Sierra Calderona.

Don’t let the title fool you, rustic refers to its design and decoration, the property actually sits on urban land so theres no issues with electric, water, drainage and the internet is pretty good around here too.

4 Bedrooms, 4 bathrooms, a fantastic living space with an upper mezzanine seating area, independent kitchen, covered terraces, basement, car port, pool and just a short walk (1KM) to the village of Naquera.

So, rustic and urban, peace and quiet but not too far away, if only everything is good enough you should probably come and take a look.
