Finally it has arrived. It was time to step up. We are setting up the new Valencia Property Business Division for buildings, commercial properties, land sales and joint ventures. This is due to the growing demand from our clients for projects in which to invest and take forward in both real estate and other areas. Our version of the art of the deal differs from the well known book for which the Orange Sh*tgibbon is known, as we control it and actually do the work, we don't just put our name to it and take credit. You get to use the knowledge and experience of Valencia Property in the Valencia region to help guide you to a successful deal.

Why Are We Doing This?
Some people have been asking us why we didn't already do this and really it was a time management issue as we grew, along with the base idea of the company being to help people find their ideal property to live in. However, as that is getting more difficult for some people and they need out of the box thinking, we are looking at differing solutions. Also those who have settled here are quite often now looking for projects to invest in and to do something interesting with their time and money and we thought that it would be the right time to move into more areas in order to help them do that.
Over the last few years we have opened and developed our medium term rental business Stepping Stone Rentals, our sister Dutch site and our sister company Valencia Remodels, so now it's a logical step to start up our business division to respond to client demands and to complement their services in an even better way. Yes it's our World Domination plan on steroids ;-).

Buildings/Commercial Properties
One of the things we are getting more and more requests for are full buildings. There are many reasons for this but the majority have to do with control. It's difficult to get permits to do anything unless you have a whole building. For example you can't get a change of use permit for a first floor apartment from office to residential if the other apartment on the first floor is going to remain commercial. It's mad but it's the situation. Mixed use is difficult to cultivate unless the classification of the building already contemplates it and not many of the older ones do. Changing a commercial building into residential still has it's challenges but it's often a bit easier despite zoning regulations.
But it's not only buildings, it's hotels, it's guest houses, it's rural retreats, it's co-living spaces, it's senior living projects and more. It's everything that people can conceive might work in and around Valencia. That's what we are looking for here. Buildings to develop new living concepts and some older concepts too. So if you want to do an over-55 retirement village, pod living with communal areas for digital nomads or even off grid destination eco-tourism then we are interested in helping you out. Ways of living and coexisting are changing and Spain really needs to be dragged kicking and screaming into this new paradigm.
Land
We have been asked by people for recommendations on land to buy in order to develop their own property projects or to develop businesses. This is quite a difficult one because of many reasons including the difficulty in getting licences, location is key. Firstly, for individual builds most of the best locations where you are able to get permits are taken. However we have some good ones ready to go if you fancy building your own house or business. Urban plots to build your own house on from 45k just 20km from Valencia? Yeah we got those. With a building cost around 1500-2000 Euros per m2 currently in Valencia then you could even get a 100m2 new home with land for under 200k. As a project if you wanted to be a developer and build various then you could cut those costs markedly and if we can manage to get licences for modular housing then maybe something spectacular at really good prices.
We have architects available to develop your own project or to work with on getting those ever so precious licences.
Businesses
Some clients have been asking us to find them businesses into which they can invest. Again it's a difficult one as a lot of established Spanish businesses run two sets of books and when you do that then it's really difficult to get investment. If the business isn't profitable on paper then it's not an investible proposition unless it has great potential but is run badly and if that's the case then nobody will invest anyway, they might buy the business but not want the current owners to be a part of it.
We are on the lookout for legitimate projects looking for funding and will be recommending anything that might look like it could work to our clients who are looking to place their funds anywhere which might not be the subject of chaos, whims, tariffs and f*ckwits (Looking at you USA!).

Opportunity of the Week 450K
From the new Valencia Property Business Division we have something a bit different this week in Benifaio to the south of the city. The big question is what would you do with this place!

We often say that you get much more for your money in the pueblos surrounding Valencia than in the city, however, you don’t usually get THIS much. Essentially a Palace with a restaurant, arches, pillars, a courtyard and living quarters for under 500k. Look at the pics to see what I mean but let me just say this is a great deal for someone. It’s currently a commercial space but a change of use to residential is possible and you could live in something quite unique and amazing. I really couldn’t love this place more.
In total you get over 500m2 of property over two floors with roof terrace and barbecue area and other covered terraces too You can enclose certain areas and make some fantastic rooms as we can’t really say how many bedrooms etc there are because here we are talking about spaces and potential allied to your vision and a nice bit of work with an architect. Obviously it is currently a restaurant with a licence in place so the kitchens are huge and the salons are also huge. It’s a challenging project for someone to live in but what a project!

I mean what’s not to like?
Benifaio is a small town of some 12,000 people to the south of Valencia near to the Albufera lake. From this property to the railway station is a five minute walk and the train takes you into Valencia in half an hour. Driving it’s around the same time. There are buses available too.
So the question is what would you do with this place? Keep it as a restaurant, some other form of business project, live in it? It’s up to you but it’s a really unassuming and beautiful place just waiting for someone to pour some love into it now. The restaurant was going downhill in 2017-2019 according to Trip Advisor reviews then like for so many others Covid killed it off. The licence remains in place if you want it. But you could do something much more interesting.
