We get a lot of questions at Valencia Property. We always say there are no such thing as stupid questions (Even though at times there are) and we answer them all. However, we always think that if you are asking a question then others are also wondering about the answer even if they haven't directly asked us the same thing. So in this week's blog post we are looking at the most common questions we have been asked recently and giving you our answers. It's a series we update regularly here on the blog so let's look at the most common recent questions.

Should I Buy Property in Spain Through a Company Structure?
This question is so common that we decided to produce a podcast to answer it so we can just point people in the direction of the pod and say have a listen. In 99% of cases the answer is no. There are specific cases where it's useful to have a company structure to buy a property but they are rare.
- If you intend to buy eight or more properties and rent them all out on long term contracts for at least three years
- If you want anonymity and nobody to know the property is yours
- If you intend to run a risky business and don't want a property to be considered in case of bankruptcy
- If you want to simplify the transfer of the property as an asset on inheritance. (You might simplify the process but the tax implications are usually higher for your heirs)
- Erm... that's it.

On the podcast you will also find information about financing a property with a mortgage in Spain, and that's another reason you might want to buy as a person or couple rather than through a company.
Can I Get a Mortgage in Spain as a Foreigner, and What are Current Interest Rates?
Now we put this as the next question because we talked about mortgages in the podcast above. However for a quick reference the answer is yes you can and the interest rates are very advantageous. Expect a maximum of 70% of property value and around 3% interest rate currently (Writing this in Autumn 2025) Expect a 20-25 year time period for repayment, 30-35% of income maximum as affordability and a maximum age for the end of the repayment period of 75 years old.
There are differences though to what you might expect from mortgages in your home country and we discussed them in the podcast. You will not be able to get a mortgage if you are 82! You will not be able to get one if you have huge outgoings every month that are near to or equal to your incomings and no, Spanish banks don't do creative financing. You either prove you can afford a mortgage under their criteria or you don't get one. Simples!
What is the cost of living in Valencia compared to ...?
The answer is generally cheaper for most things but obviously it depends where you are coming from. We did a whole blog post about this which you can read clicking on the image below and it is still relevant today of course despite being published at the start of the year. While we may not mention your home town you'll get a good idea of the day to day costs here and how they may compare to where you are coming from.

What are the Pros and Cons of Buying a Property that Needs Renovation?
Again we have talked about this on the blog before and we think that generally the majority of our clients buy places that they can make their own by renovating as it's difficult to find that 10/10 perfect place that doesn't need some work. There are so many pros to renovating but make sure you are working with professionals such as our sister company Valencia Remodels and you get the following without the cons;
- Valencia Remodels handles contractors so you don't have to deal with them in a different language
- You don't have to manage renovations remotely
- The warnings (from "False Economies and Finding Faults"):
- Don't try to cut corners or avoid using recommended providers
- "Pay Peanuts, Get Monkeys" - cheap options can cost you more in the long run
- Mistakes from inexperienced contractors can cost clients "a lot of money, a load of time and a large slice of their sanity"
- Take recommendations from trusted providers (like our extended network)

What's the Lifestyle Really Like in Valencia - Schools, Healthcare, Social Life, and Climate?
So much to unpack here and most of it covered in the pages of this blog. But here's the skinny on it.
- Climate:
- 300+ days of sunshine per year
- Mild winters, hot summers (currently 34-35°C common vs. 32°C previously)
- "One of the best climates in the world" according to official sources
- Humidity can be high but not tropical
- Occasional heavy rain, especially in autumn
- Expect to use AC and fans in summer (June onwards)
- Quality of Life:
- According to Numbeo, Valencia ranks excellently for:
- Safety (low crime rate)
- Life satisfaction
- Friendliness to foreigners
- Mediterranean lifestyle
- Excellent work-life balance
- International Schools:
- Yes, there are international schools in Valencia
- The blog has a comprehensive post about them
- We recommend reading between the lines on the blog and contacting us for more information if required
- State schools teach in Valencian/Spanish
- Social Life/Nightlife:
- "Lively but not as wild as Barcelona"
- Ruzafa and El Carmen have great bars
- Excellent clubs along Blasco Ibañez in student areas
- Beach clubs and chiringuitos at Malvarrosa, Cabanyal, and Patacona (popular in summer)
- Remnants of the famous "Ruta del Bacalao" from the 90s
- Why People Move Here

- Affordable compared to many European cities

Should I Rent Medium-Term or Long-Term When I First Arrive, and What's Available?
If you are going to rent to start off with then one of our Stepping Stone Rentals of three months is recommended as finding a long term rental remotely is so difficult. If you are coming for a week or two to look for a purchase then get a hotel, Airbnb or similar as we don't do holiday rentals.
How Do I Get a NIE Number?
It depends. We even had a blog post called "why is the answer always it depends?" However, if you are coming over in say six months then maybe do it through your local Spanish consulate or embassy (Though they may ask for proof of why you need it). The quickest route is speaking with one of our recommended lawyers here and giving them a POA to apply for it for you here. They usually have it within a week or two even in your absence.
The Golden Visa is Gone Right?
Yes.

Non-Lucrative Visa: For those not working in Spain, you need to prove sufficient income:
- €2,460 monthly for a single person
- €4,305 monthly for a family of four

What are the Total Costs on Top of Buying Property in Valencia?

How Can I Save Money on Currency Transfers?
On the blog we emphasised one critical money-saving tip: Never trust your bank in your home country if you are transferring funds from another currency into Euros.
In "The Key Money-Saving Tip for Buying in Spain," we talked about the fact that using your home country bank for currency transfers is one of the biggest mistakes people make. We recommend using specialized currency transfer services that can save you significant amounts on exchange rates and bank fees.
The blog mentions that we're always looking to save clients as much as possible and that there is now a new service that will save even more on transfers which will be available to everyone very soon.
What is the Current State of the Valencia Property Market?
The most common question we get and the answer continues to be... very strong. More demand, less supply. According to our 2025 Mid Year Report, this cycle keeps repeating itself due to several factors:
- Falling interest rates making borrowing more affordable
- Increasing incentives for young people wanting to buy
- Fewer rental properties available, forcing people to buy if they can save a deposit
- Bank of Mum and Dad helping with deposits
- Overall shortage of properties available throughout Spain, not just in high-demand areas.
The blog post "Breaking Up Is Hard To Do" explains that the stock of Spanish property available has reduced dramatically over recent years and why and shows why this has caused prices to rise equally dramatically across the country.
