That's The Way I Like It

No, I'm not going back to last week's 80s and 90s song references in this post despite the title*. What I'm talking about today on the blog is about what it means to give a service to clients as an estate agency in Valencia and comparing that to what we hear about others. We recognise that you have a choice when you come to Valencia of which buyer's agent to work with, which agency to trust and even which medium term rental agency to book a property with. We know about the online scams and have talked about them on the blog previously. So today it's time to look at what marks us out as different, it's not just Joyce and Kafka, it's not just readable property descriptions and making sure things stay fun... it's professionalism, empathy and understanding from the start and having everything in place to make your journey to getting your own property in Valencia a successful one.

The Three Weeks of Nothing

Imagine travelling from the United States after being convinced by an online chancer** that they are the agent to work with and being presented with not a single property to view in three weeks. Imagine the frustration and cost involved only to have to return at a later date and start the whole process again. This is what happened to someone last week. How do we know? Well they contacted us because they were sick and tired of the excuses for not seeing anything and luckily for them, because this isn't normal, one of us had a gap and was able to arrange some visits and they saw six potential properties in two days just before they flew out. One of the properties ticked almost every box but wasn't quite there.

They are now coming back in January, devoting their whole time here to working with us and we will, if it exists, find them their ideal property.

But the chancers are out there. They are especially all over Facebook promising much, delivering little. Some ask for money upfront to retain their services before you have even tasted anything of what they do, and of course many of them put out a ton of AI slop articles onto Facebook that people lap up as if they were actually written by somebody with a modicum of knowledge about Valencia. Unless they can back up their experience with answers to people's questions, a history of being right and not just the two letters "DM" then they aren't really helping anyone.

**Added Part as it's amusing. I just got a mail from an agent who felt themselves allued to by the term "Online chancer" Funny thing is... it wasn't them!!


The Appointment in Two Hours

We work with agents in other countries that send us their valued clients when they are visiting Valencia to look for a place. On Friday I got an early morning email from an agent in the States telling me that they had a client here wanting to meet up and maybe see something on Friday or Saturday. The meetup was arranged via whatsapp, with location included of course, within two hours and Friday at 4pm we met up and I said what I always say, "Shoot. You have me to answer any questions for the next hour or so". By the end of the 45 mins (because their son had been promised just a short break from the Valencia fun) they knew everything about the process of buying here, how to work with us, about financing, lawyers, currency and more and were planning their next trip probably as soon as the end of the month to find the right place, start the process and get everything ready for moving here before September next year when the school year starts. This will happen even if it involves a full modernisation of a place because we gave them details of how our reforms work through Valencia Remodels too and timelines for how long things take in Valencia for each step.

They now know about time periods involved in buying, getting licences for modernisations and how long and how much a modernisation will cost and that has opened up the field to more properties because they were only thinking about properties ready to go and, as we have said before, finding the 100% right property is often difficult but making the 100% right property for you is very feasible.


The Disappointed Returner

We get a lot of these. People who are coming to Valencia for the second or third time because their previous trips were unsuccessful. They decide finally to put their search in the hands of experts rather than trying to work with every agency under the sun and getting blanked, ignored, dropped or simply frustrated that they cannot see what has been promised. We had a couple of these this week and let's just say offers have been made. They said to us that the difference in the way we work was night and day compared to their previous experiences. We are happy with that.


The Stepping Stoners

As you will know if you are a regular reader of these pages (and if not why not!) we have a sister company called Stepping Stone Rentals where we offer three month rentals as a "Stepping Stone" of course to getting your long term place here in Valencia whether that is a purchase or a long term rental.

We are glad to say that in the last week these Stepping Stones have worked for two clients who have found their own places to buy and we now start the process of those purchases, one of which will go through as soon as the first week in December.


The Real Reviews

We get real reviews on our Google Maps listing. Real reviews that talk about the process, who they worked with here and stories about the house purchase process and how it was as an experience for them. You can see the reviews here. We don't get "obviously written by a family friend, a bot or somebody who is the partner of one of the agents involved" reviews. There are agencies with more reviews out there, after all we are a small agency, but there aren't any agents out there with better, more detailed reviews*.

*To be fair some of the larger agencies with big reputations and PR budgets in Valencia have some very detailed reviews. Check them out for yourself. Mostly you will find some amazingly detailed one star reviews which are hilarious.

    Off the main bedroom. Somewhere to step out in the morning in all your glory and surprise/scare/shout at the neighbours 'Who’s your Daddy'

    Well in this apartment you don’t have to choose, you can do all of the above. Even better when the apartment is a corner property and is east/south facing. Lots of natural light all day. I think it’s fair to say this is the best apartment we’ve seen at this price in quite a while. Five minutes from the riverbed, passing nice cafes and a theatre on the way. Its not Gran Via, but that isn't a criticism. This is genuinely one of the nicest neighbourhoods in the city.

    Balconies everywhere, 120m2, central heating, 2 big double bedrooms and a third (office maybe), master bathroom and dressing room, a great location and don’t let these photos put you off. We’ve seen it in real life, its rented out at the moment and when you see it furnished and lived in you can really appreciate it. The tenants are planning to move out soon. Its great, and whoever buys it will love it.

    Welcome to our Botanical Oasis! Excellent location in Quart neighborhood "El Botanic". It's just a few minutes away from Ciutat Vella and all central landmarks.

    - One double bedroom and one single interior room (used more for a wardrobe and storage as it has no window. However still it has one comfortable bed, if needed);
    - Two bathrooms! The master bedroom has it's own ensuite!
    - Big living room with American style open kitchen with all necessary amenities - Fridge, oven, microwave, dishwasher, washing machine.
    - Very nice balcony that is like a little oasis.
    - Air conditioning unit in the living room; and designer fans in all rooms.
    - Recently renovated with designer furniture - kitchen with a lot of storage space, wooden floor, noise-isolated walls
