Here at Valencia Property we have been working with clients for over twenty years now helping people with buying their properties. It's because of this that it pains us to see what can happen to people when they are looking to buy in Valencia so we thought today we would tell you a few things that are happening in the background so that you can avoid the worst problems. Of course we will always tell you to use our services but we cannot advise you not to use others' services. Some agents are really good, some are ok and some are absolute cowboys. Today, we will talk about some of them, the cowboys of course, and also about the scammers that we featured in our latest podcast which you can listen to here.

One of the main questions we get asked by clients looking to buy Valencia Property is why they need to open a Spanish bank account. Spanish banks aren't known for being easy to deal with and they are certainly going to charge you commissions for just about everything you want to do, and for the mere fact of the existence of the account, so why on Earth would anyone want one. In today's post we are going to let you know why and what to expect.

The European Union wants to crack down on Golden Visa programmes. The War and the perceived abuse of the system by Russians (and also other country's citizens) bearing in mind the current situation in the Ukraine, means that the EU has decided that now might be the time to crack down on the Golden Visa process. We have been dealing with people getting the Golden Visa for years now and the vast majority of our clients being granted the Golden Visa are from North America and latterly the UK. However the crackdown may be more general rather than on individual countries. Only this week a block was put on applications from Russians looking for the Golden Visa in Spain.

However, we know that there are some people who prefer reading to listening and therefore today we are going into a deep dive about the timelines you should be thinking about when looking to buy property in Valencia. Now this is an overview and for some people the timeline will change but as a general rule of thumb these are the stages and actions you should be thinking about.

Finally the kids are back at school, people are back at work and everything starts to get back to normal except... oh yeah Covid. Pesky thing isn't it. The long holidays are over and ust like every year we look to start the year strongly. Normally you get articles on Mondays but today is a Tuesday post because it was my birthday yesterday and I decided to do no work. Now the truth is that December will mean not doing anything on many days because that is what happens in December in Spain. It's not my bag and it's not my style but a question posed this week by a client moving to Valencia in January piqued my interest. They are looking to move to Valencia and wanted to be in an area that you could class as "High End" Valencia, the question was "Where do the people with Ferraris live?". So today we are going to list the areas where the people with Ferraris live so you can either aim to join them or totally avoid them because your requirements involve much more than living in an area where people wouldn't give people like me the time of day ;-). (I'm sure the potential client was joking but if it gives me material for a blog post then I'm good with that.)

For years we have been pushing the claims of townhouses as alternatives to villas or apartments for living in and around Valencia. Not many people have agreed with us as apartments, especially those in the city, and villas have continued to make up well over 90% of our sales to buyers of property in Valencia. Could this be changing though? We are starting to see an uptick of interest in townhouses, especially those with back patios and terraces, and we are also seeing a greater desire to be in one of the villages or towns around Valencia with easy access into the city.

We are often asked about living in Valencia, about how it's different and about what you need to do to fit in. It's a precursor to moving to Valencia for many people. They want to know what life is like here and how they can become a part of that "scene". First thing it's difficult. "Being Valencian" requires much more than just living in Valencia. It's an attitude, a set of inherited traits and a socialisation in Valencian society.

One of the questions we are often asked is how much does it cost to live in Valencia? The answer to the cost of living in Valencia question is always the same, it depends. It depends on you what you do and how you live but generally the answer is always similar “Cheaper than where you are now!”.
