A rarity in these days of "You need to do some work on this." In that the work has already been done. A traditional triplex house of 215 m² in the heart of Malva-rosa, in other words, right by the beach.

This double house is right in the middle of Playa de la Malva-rosa. It has been fully renovated, the structure is solid, and you could move in tomorrow (Which we prefer) or start earning from it immediately as it currently rents out really well on medium term rentals. It is laid out as two independent homes so you could live in one part and have your extended family or friends in the other bit. The beach is on the doorstep, the University Politècnica is a 9 minute walk and the Tarongers campus of the Universitat de València is a 15 minute walk, so any teenage kids can stay at home while studying.

There are two separate registered properties, one on the ground floor and one on the first floor, which makes this a good fit for an investor too but as we said, we prefer someone buying it to use for themselves and family.

The Ground Floor

You enter into a hallway, and from there you reach a double bedroom with its own bathroom and a single bedroom. There is also a mezzanine area with a lower and an upper bed built into a structure that suits the vintage feel of the whole house. You'll need to look at the photos to see what we mean really. A second full bathroom, a living area and a kitchen complete this floor. The kitchen window looks onto the traditional patio, where palms and other plants grow in the small garden around the edge.

Ducted air conditioning and heat pump cover every room, and the units are in keeping with the vintage look. The house faces east and west and sits close to the sea, so the breeze gives you very good natural ventilation. The street access is private and independent, and a pretty spiral staircase leads up to the first floor.

The First Floor

The first floor is a second complete home. It has two double bedrooms on the main level. A small spiral staircase in the same style takes you up to a further level with two more double bedrooms. There is a bathroom on each of the two levels, which keeps things comfortable for you if you are caught short.

The living area is large and bright, with views up to the original timber roof, which has been fully updated with triple thermal insulation. The ducted air conditioning and heat pump reach every room again and the machine was replaced recently with a newer, more powerful unit.

The kitchen faces east and gets a great deal of natural light. It is decorated with original hydraulic tiles, which are fine examples of traditional Valencian ceramics. A short staircase leads up to a roof terrace with a narrow view of the beach and the sea if you lean over and squint a bit. From the terrace you also look over the neighbouring gardens and the restored 19th century Palaces, including the original house of Félix Robillard, the botanist and perfume maker because of whom the neighbourhood and the beach of Malva-rosa became famous.
