Finally Spain's Digital Nomad or Remote Worker Visa is up and running and all of the details are finally out. So settle back with a drink and take in what you will need to escape the UK/US or wherever you are coming from and if you don't then start to get prepared NOW. The Remote Worker visa is called the "visado para teletrabajadores de carácter internacional " and we think there is only one disappointing thing about it... but more about that later. So let's go through the points of the Spanish Remote Worker Visa as they have been revealed this week.

We have been asked many times what are the parts of the Valencia Property deposit contract so today it's time to go through the deposit contract in full and explain to you what you will be signing when we get to the point of having found you your perfect property and having an agreement with the owner for purchase. We have taken a typical deposit contract, taken out the identifying features and placed boxes with numbers in to explain what goes in each box. We will also explain what each clause is and why they are there.

We are heading into Springtime in Valencia with the weather warming up nicely this week until next weekend when it actually looks more like summer. The Valencian fiestas are starting up leading to the 15th to the 19th of March when Fallas essentially closes the city down (And yes, we are closed on those dates) As Springtime is coming and the Almond trees are now in blossom, some fantastic walks to be had around the Valencia region to enjoy the colours in full swing by the way, we thought that today we would show you some properties that are available with great gardens to enjoy for the Springtime and going into Summer. When people are looking for a property in Valencia or Spain they send us their requirements and this will always include the number of bedrooms "I want at least two bedrooms", "I must have three bedrooms and two bathrooms" etc... Nobody ever seems to say "I need at least 100m2" for example without mentioning the number of bedrooms. In Spanish property though the number of metres squared (From hereon in referred to as m2) is usually more important. Today we are looking at why. Also today we are going back to look at the posts you may have missed recently but that are essential reading, or even listening, before making your move to Valencia. And we are doing this because last week we were mostly off. Valencia had the Fallas fiestas and we took some time away as it's impossible to work during Fallas.

Sometimes we get an enquiry which states, "I'm a cash buyer so will I be able to get a discount?" (A fair question) Or at times "I'm a cash buyer so I'll be expecting a deep discount on any property I buy!" (An entitled person who doesn't understand how things work and wonders why they have so few friends) Can you guess which kind of client we prefer? The latter can go elsewhere because that's not the reality of the market currently. The former we can work with and hopefully get them a discount on the property for quick completion but there is a universal truth here which both are missing. For the seller everyone is a cash buyer.

However we thought it time to reiterate and add more questions of those that we consistently get asked. Of all of the types of visa for coming to live in Spain (Which we wrote about in this previous post) there are three that stand out because they either excite people or, simply put, they get the job done. They are the Non Lucrative Visa (The NLV), the Golden Visa (The GV) and the Digital Nomad Visa (The DNV). The NLV is the one that gets the job done. It's for people who have savings or passive income, usually in the form of pensions, and can support themselves to live in Spain. Job done. It's the other two that excite people and none moreso than the DNV, the most recent addition to the Visa list, because it promises so much to so many people who are now able to work remotely from anywhere in the world. The GV is more the preserve of those with quite a bit of money.

One of the questions we are asked most often by people looking to buy a Valencia Property is what sort of running costs are there? Of course, many costs depend on the property and its location; is it a flat or house, big or small and which town is it in? Others depend on your usage: do the kids ever turn the lights off, does the house require a lot of heating etc? Therefore today's post won't give you the definitive answers but it should give you an idea of what it will cost to run a Valencia Property. Just one thing though, many of these costs are not yours if the property is rented out.

You might love the location, you may love the idea of becoming a part of the community in that area, you maybe don't love the state of the electrics in a property. We have mentioned our modernisation service before on this blog about how we help our clients to get a property with the "right bones" and then get them a renovation at a good price meaning they get exactly what they want.Some people though have been asking us for before and after shots of what we have been doing. We have never really taken many before shots and the afters are difficult because as soon as we finish the furniture gets moved in and our clients start living there. However after a lot of insisting on my behalf to our renovation team about getting some photos from before, after and even during renovations it's time to show you what we do. However, firstly, a little bit of information... Price. Renovations differ in price according to what you want to do of course. If we have to demolish walls, move bathrooms, install new bathrooms and kitchens, change the plumbing and electrics, changing all of the windows or even more expensive restoring current windows due to building regulations, then it's a little different from just retiling some walls or laying a new floor.

Honestly, we cannot believe the lack of knowledge of people contacting us from the UK expecting to be able to move to Spain to live and sometimes work in 2021 just as they have previously done. Well, Spanish Residency Post Brexit is not quite as simple as that unfortunately. The Uk will be a third country in the eyes of Spain and the rest of the UK and UK citizens will therefore have to satisfy the same requirements to come and live in Spain as other nationalities. Every now and again we see an online listing that is so outrageously fake that we have to take a step back and admire the audacity of it and also wonder how anyone might actually fall for it. We wrote an article last year about one of these scams and today we are going to arm you against all of the scams we have knowledge of so you don't become a victim. Just a little warning first though. Not all listings that seem fake or iffy are. Sometimes there are reasons for the too good to be true listing.
