We consistently get asked questions by clients and many of those questions we get over and over again. So once more it's time to answer some of your questions and also some of the questions we see regularly on social media especially in Facebook groups where they get answered by "Experts*" and yes we have a footnote for that.

For any number of reasons you may have a Spanish property that you are currently not occupying and you may want to rent it out short, medium or long term. However many properties remain empty when not being used by the owner as it may be impossible to get a licence for short term rentals, there remains the sad fact that some owners fear tenants who overstay their contracted time period or fail to pay the rent, or sometimes the owner just can't be bothered with all of the potential problems and hassle that may come up with a rental when compared with leaving a house or apartment empty.

Sometimes we realise that there are certain things that people want to read or hear more about even though there may be other things which are actually more useful. For example it's always useful to know more in depth details about current mortgage rates and offers but those posts will never get as many views as those which recommend restaurants for example. Our blog is here to cover all of the angles in order to give the most comprehensive information about everything. Nevertheless, it's quite useful for us to know what is popular in order to keep people coming back to the site again and again.

We have been waiting all year for Spain's Digital Nomad visa to see the light of day and to look into the details as we have a list of potential clients looking to move from certain other countries which might be basket cases at the moment (Yes, once again the UK we are looking at you) and wanting to come to Spain on the new Spanish Digital Nomad Visa. Now the Digital Nomad Visa is part of a package of measures in Spain's new start up law and finally this week the government announced the details of that law and today we are looking into what it means for those of you looking to come to Spain on the new digital nomad visa. There are couple of details still to be ironed out (We will update this post as and when those details come out) but following is what we know up to now.

We have recently given you a full guide to some of our favourite places to eat in and around Valencia city. However many people have asked us about the best places to eat in some of the towns around Valencia so today we thought we would suggest some places where you can find great places to eat without being in the city of Valencia itself. As we have also written about inalnd towns where you can find a great lifestyle, you can see that post here, we thought it might be an idea to give at least one place in each of those towns as examples. So without further ado, let's go, where are the best places to eat outside Valencia.

Finally Spain's Digital Nomad or Remote Worker Visa is up and running and all of the details are finally out. So settle back with a drink and take in what you will need to escape the UK/US or wherever you are coming from and if you don't then start to get prepared NOW. The Remote Worker visa is called the "visado para teletrabajadores de carácter internacional " and we think there is only one disappointing thing about it... but more about that later. So let's go through the points of the Spanish Remote Worker Visa as they have been revealed this week.

We have been asked many times what are the parts of the Valencia Property deposit contract so today it's time to go through the deposit contract in full and explain to you what you will be signing when we get to the point of having found you your perfect property and having an agreement with the owner for purchase. We have taken a typical deposit contract, taken out the identifying features and placed boxes with numbers in to explain what goes in each box. We will also explain what each clause is and why they are there.

We are heading into Springtime in Valencia with the weather warming up nicely this week until next weekend when it actually looks more like summer. The Valencian fiestas are starting up leading to the 15th to the 19th of March when Fallas essentially closes the city down (And yes, we are closed on those dates) As Springtime is coming and the Almond trees are now in blossom, some fantastic walks to be had around the Valencia region to enjoy the colours in full swing by the way, we thought that today we would show you some properties that are available with great gardens to enjoy for the Springtime and going into Summer. When people are looking for a property in Valencia or Spain they send us their requirements and this will always include the number of bedrooms "I want at least two bedrooms", "I must have three bedrooms and two bathrooms" etc... Nobody ever seems to say "I need at least 100m2" for example without mentioning the number of bedrooms. In Spanish property though the number of metres squared (From hereon in referred to as m2) is usually more important. Today we are looking at why. Also today we are going back to look at the posts you may have missed recently but that are essential reading, or even listening, before making your move to Valencia. And we are doing this because last week we were mostly off. Valencia had the Fallas fiestas and we took some time away as it's impossible to work during Fallas.

Sometimes we get an enquiry which states, "I'm a cash buyer so will I be able to get a discount?" (A fair question) Or at times "I'm a cash buyer so I'll be expecting a deep discount on any property I buy!" (An entitled person who doesn't understand how things work and wonders why they have so few friends) Can you guess which kind of client we prefer? The latter can go elsewhere because that's not the reality of the market currently. The former we can work with and hopefully get them a discount on the property for quick completion but there is a universal truth here which both are missing. For the seller everyone is a cash buyer.

However we thought it time to reiterate and add more questions of those that we consistently get asked. Equally we thought the best way to answer the questions was by way of the blog posts we have written because there is so much information on the site that you may get lost and not be able to find all of the information you want. Of all of the types of visa for coming to live in Spain (Which we wrote about in this previous post) there are three that stand out because they either excite people or, simply put, they get the job done. They are the Non Lucrative Visa (The NLV), the Golden Visa (The GV) and the Digital Nomad Visa (The DNV). The NLV is the one that gets the job done. It's for people who have savings or passive income, usually in the form of pensions, and can support themselves to live in Spain. Job done. It's the other two that excite people and none moreso than the DNV, the most recent addition to the Visa list, because it promises so much to so many people who are now able to work remotely from anywhere in the world. The GV is more the preserve of those with quite a bit of money.

One of the questions we are asked most often by people looking to buy a Valencia Property is what sort of running costs are there? Of course, many costs depend on the property and its location; is it a flat or house, big or small and which town is it in? Others depend on your usage: do the kids ever turn the lights off, does the house require a lot of heating etc? Therefore today's post won't give you the definitive answers but it should give you an idea of what it will cost to run a Valencia Property. Just one thing though, many of these costs are not yours if the property is rented out.

You might love the location, you may love the idea of becoming a part of the community in that area, you maybe don't love the state of the electrics in a property. Perhaps the thought of having popcorn walls (Gotelé) forever fills you with dread... that bathroom just has to go... omfg look at the kitchen... you get the idea. Your perfect apartment or house might not look perfect when you walk into it but you know one thing at least... it has "potential", lots of it, in spades and you want to make it yours
