Why Square Metres Matter More Than Bedrooms

When people are looking for a property in Valencia or Spain they send us their requirements and this will always include the number of bedrooms "I want at least two bedrooms", "I must have three bedrooms and two bathrooms" etc... Nobody ever seems to say "I need at least 100m2" for example without mentioning the number of bedrooms. In Spanish property though the number of metres squared (From hereon in referred to as m2) is usually more important. Today we are looking at why. Also today we are going back to look at the posts you may have missed recently but that are essential reading, or even listening, before making your move to Valencia. And we are doing this because last week we were mostly off. Valencia had the Fallas fiestas and we took some time away as it's impossible to work during Fallas.

Sometimes we get an enquiry which states, "I'm a cash buyer so will I be able to get a discount?" (A fair question) Or at times "I'm a cash buyer so I'll be expecting a deep discount on any property I buy!" (An entitled person who doesn't understand how things work and wonders why they have so few friends) Can you guess which kind of client we prefer? The latter can go elsewhere because that's not the reality of the market currently. The former we can work with and hopefully get them a discount on the property for quick completion but there is a universal truth here which both are missing. For the seller everyone is a cash buyer.

Of all of the types of visa for coming to live in Spain (Which we wrote about in this previous post) there are three that stand out because they either excite people or, simply put, they get the job done. They are the Non Lucrative Visa (The NLV), the Golden Visa (The GV) and the Digital Nomad Visa (The DNV). The NLV is the one that gets the job done. It's for people who have savings or passive income, usually in the form of pensions, and can support themselves to live in Spain. Job done. It's the other two that excite people and none moreso than the DNV, the most recent addition to the Visa list, because it promises so much to so many people who are now able to work remotely from anywhere in the world. The GV is more the preserve of those with quite a bit of money.

We have mentioned our modernisation service before on this blog about how we help our clients to get a property with the "right bones" and then get them a renovation at a good price meaning they get exactly what they want.Some people though have been asking us for before and after shots of what we have been doing. We have never really taken many before shots and the afters are difficult because as soon as we finish the furniture gets moved in and our clients start living there. However after a lot of insisting on my behalf to our renovation team about getting some photos from before, after and even during renovations it's time to show you what we do. However, firstly, a little bit of information... Price. Renovations differ in price according to what you want to do of course. If we have to demolish walls, move bathrooms, install new bathrooms and kitchens, change the plumbing and electrics, changing all of the windows or even more expensive restoring current windows due to building regulations, then it's a little different from just retiling some walls or laying a new floor.
